Position Summary: These positions are responsible for the completion of day-to-day custodial work, preventative maintenance, unit turns and general maintenance orders, on all properties/ buildings owned and managed by CHN Housing Partners. These positions will range in tiers based on skill set ranging from custodial technician to highly skilled mechanical technicians.
  • Tier 1-2 techs will be based in our multi-family buildings, handling custodial and minor maintenance needs. (PLEASE NOTE: If hired, your designation in the Paycor system will be "Custodian I" for a tier 1 and "Custodian II" for a tier 2).
  • Tier 3-4 technicians will report to CHN warehouse daily and have work orders distributed throughout all CHN single family and multi-family buildings based on scope of work.
  • Tier 3-4 technicians will be on an on-call rotation.
  • Techs will use their own vehicles and tools

The rate of pay for this position depends on tier and experience. All tiers are paid hourly (FLSA Non-Exempt):
Tier 1-2: $19 - $21 per hour, based on experience
Tier 3: $25 - $27 per hour, based on experience
Tier 4: $30+ per hour, based on experience and certifications
Essential Duties & Responsibilities:
  • Tier 1-2 Technicians:
    • Completion of daily custodial needs for buildings to include common areas inside and outside of buildings. Schedules/ tasks will be set with property management.
    • Clean out of vacant units and final cleaning of unit turns
    • Handling of trash containers and compactors to remove and replace as needed for pick-up days
    • Snow and ice removal of sidewalks during working hours
    • Changing of furnace filters/ light bulbs/ batteries/ cover plates/ lock replacements in units and common areas
    • Tier 1 techs will be "Custodian I" in Paycor and Tier 2 techs will be "Custodian II" in Paycor.
  • Tier 3 Technician:
    • Completion of day-to-day work orders to include but not limited to: resident call in, property management inspections, Asset manager inspections, subsidy inspections (NSPIRE, SEC-8, city of Cleveland) funder/partner inspections (OHFA, Enterprise, PNC,) in our single and multi-family units
    • Work to include but not limited to: Carpentry, drywall, door repair/replacement, light plumbing/electrical, VCT flooring repair/ replacement, etc.
    • Vacant unit turns that includes above tasks.
  • Tier 4 Technician:
    • Completion of day-to-day work orders to include all listed in tier 3 along with preventative maintenance work on single and multi-family units.
    • Work to include but not limited to carpentry, plumbing to include repair/replacement of hot water tanks, electrical to include changing all outlets, breakers, light fixtures and switches to include 3-way switches, HVAC diagnosis/repair/replacement, appliance diagnosis/ repair/ replacement
    • Vacant unit turns that need above listed tasks
  • All levels of technicians:
    • Deals with unexpected situations (e.g., emergency calls). Will follow all CHN/CHN Maintenance procedures and policies.
    • Work overtime if needed to complete day's work
    • Other duties as assigned

Education and/or Work Experience Requirements:
Required:
Education:
  • High School Diploma or equivalent

Experience:
  • Ranges from general cleaning to 5 yrs high level mechanical skill sets
  • EPA universal certification recommended for Tier 4 technicians
  • 5 yrs experience in general home/building maintenance to include carpentry, light plumbing and electrical required for Tier 3-4 technicians

Skills:
  • Embodies staff enthusiasm, teamwork, and professionalism
  • Able to lift 50+ lbs.
  • Ability to give high level of Customer service
  • Ability to work independently; strong work ethic
  • Organizes task and manages time effectively. Works to meet deadlines
  • Outstanding attention to detail
  • Other duties as assigned

  • Must have valid Driver's license, current automobile insurance, and reliable personal vehicle
