    Job Description

    POSITION OVERVIEW 

    As a Chief Engineer with Stream, your responsibilities will include, but are not limited to, assigning tasks to engineering teams; setting long and short-term project goals; negotiating with vendors and clients; ensuring that projects stay within time and budgetary restraints; compiling reports for assigned properties; and supporting the engineering team as needed to maintain standards. 

    PRIMARY RESPONSIBILITIES 

    • Participate in the annual budget process. 
    • Develop specifications and assist in the solicitation and administration of maintenance/repair service contracts. 
    • Involvement, with some oversight, of construction, tenant improvement, and capital projects. 
    • Ensure compliance with applicable codes, OSHA safety requirements, and Stream Standard Operating Procedures. 
    • Develop long-term strategic plans and forecasting for the property. 
    • Supervise, provide staff leadership, staff scheduling, counseling, training, and personnel development. 
    • Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including, but not limited to, pumps, chillers, boilers, air compressors, and air handling units. 
    • Recommend/implement improvements for the preventive maintenance program on an ongoing basis. 
    • Implement and participate in energy-saving, sustainability measures directed by Stream and/or clients. 
    • Interact with employees, visitors, and contractors with poise and diplomacy. 
    • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays. 
    • Oversee / Assist with repairs during regular or after-hours, weekends, and some holidays as business needs deem appropriate. 
    Qualifications
    • 7 years of experience in Commercial Building Operations, Property Management, or a related industry required.  
    • Highly knowledgeable of commercial base building mechanical, electrical, plumbing, fire, and life safety systems, energy management systems, and all related maintenance. 
    • Related trade certifications preferred. 
    • Sufficient computer skills to effectively administer required engineering programs. 
    • Read and understand as built and construction drawings. 
    • Understand correct usage of power tools (pneumatic, electric, or engine drive), drill motors, saws, grinders, and impact wrenches, etc. 
    • Compute basic mathematical equations. 
    • Communicate effectively both verbally and in writing. 
    • Maintain a calm demeanor in emergencies. 
    • Understand and apply the correct usage of all personal safety equipment. 
    • When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician's License, etc.). 

    EDUCATION/CERTIFICATIONS 

    • High School Diploma, GED, or trade school diploma required. 
    • EPA Universal Certification required within 90 days of employment. 
    • BOMI SMT/SMT designation preferred. 
    • When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician's License, etc.). 

    PHYSICAL REQUIREMENTS/WORK ENVIRONMENT 

    • Work indoors approximately 50% of the time and outdoors approximately 50% of the time. 
    • Use olfactory, auditory, and visual senses. 
    • Ability to lift 50 lbs. or more. 
    • Climb up and down stairs and ladders. 
    • Access remote work areas and confined spaces (i.e., crawl spaces, roofs). 
    • Use a full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).
