The Sales Specialist is a results-driven, performance-based role focused on rapidly increasing and stabilizing occupancy across Bonaventure Senior Living communities throughout Oregon and Washington. This position is strategically deployed to communities with urgent occupancy needs and is accountable for delivering measurable outcomes through disciplined sales execution, high conversion rates, and consistent, high-quality follow-up.   • Maintain and directly engage with a minimum of 50% of all qualified traffic (tours, walk-ins, and scheduled appointments), ensuring no viable prospect goes unmanaged
  • Execute a disciplined, high-conversion sales process, consistently achieving or exceeding 75% phone-to-tour conversion, with a relentless focus on advancing every lead to the next stage
  • Deliver high-impact, solution-based tours that are strategically designed to close, consistently achieving a minimum 35% lead-to-deposit conversion rate through effective needs discovery, objection handling, and confident closing
  • Perform consistent, structured follow-up to eliminate stalled leads and maximize conversion opportunities
  • Partner with Executive Directors and community teams to align on occupancy priorities, remove barriers, and accelerate results
  • Lead daily (IMS) Inquiry Management Summary meeting reviews and participate in team stand-ups to drive accountability and next-step execution
  • Responsible to daily oversee and maintain (IMS) Inquiry Management Data Base system including managing new and existing inquiries and creating plans for follow up, ensuring complete visibility into lead status and activity for next-step execution
  • Analyze sales data, traffic trends, and conversion metrics to adjust strategy in real time and improve outcomes
  • Execute and coordinate a targeted outreach plan (weekly, monthly and Quartey) effort to increase qualified traffic and referral relationships and analyze weekly marketing reports to recommend strategic course of action to increase occupancy growth
  • Coordinate internal and external events to increase community traffic and business development

Performance Metrics (Non-Negotiable)
  • Traffic Ownership: Personally, engages with no less than 50% of all qualified traffic, ensuring maximum influence over conversion outcomes and zero missed opportunities
  • Conversion Performance: Consistently delivers a minimum 35% lead-to-deposit conversion rate, demonstrating strong closing ability and disciplined execution of the sales process
  • Phone Effectiveness: Achieves and sustains at least 75% phone-to-tour conversion, maximizing every inbound and outbound call opportunity
  • Occupancy Results: Accountable for producing measurable and sustained census growth, with a clear expectation to drive and maintain full occupancy
  • Pipeline Discipline: Maintains complete ownership of the sales pipeline, ensuring every lead is actively managed, advanced, and followed through with zero stagnation or neglect

Qualifications
  • Proven success in a high-performance sales role, preferably in senior living, healthcare, hospitality, or related industries
