Job description

WC Smith has an exciting opportunity for a Community Manager to oversee the day-to-day operations of Cambridge Square Apartments, an 87-unit residential community. This role is responsible for building strong resident relationships and taking ownership of all aspects of property operations. As the face of the community, the Community Manager is responsible for delivering exceptional customer service while overseeing leasing, resident relations, rent collections, vendor coordination, and overall property operations. The ideal candidate is self-motivated, organized, and comfortable working independently in a small community environment where they can make a meaningful impact on the resident experience.

Schedule: Monday โ€“ Friday, 8:00 a.m. โ€“ 5:00 p.m.

On-site residency is strongly preferred, and a discounted apartment may be available for the selected candidate.

THE COMMUNITY MANAGER WILL:

โ€ข Manage the daily operations of the community.
โ€ข Serve as the primary point of contact for residents, prospective residents, vendors, and contractors.
โ€ข Conduct apartment tours, process applications, and coordinate move-ins and move-outs.
โ€ข Maintain high occupancy through resident retention and leasing efforts.
โ€ข Collect rent, monitor delinquencies, and follow established collection procedures.
โ€ข Coordinate maintenance requests and oversee vendor performance.
โ€ข Conduct regular property inspections to ensure curb appeal and community standards are maintained.
โ€ข Respond to resident concerns and resolve issues professionally and efficiently.
โ€ข Maintain accurate resident files and property records.
โ€ข Prepare reports and complete administrative tasks in a timely manner.
โ€ข Ensure compliance with company policies, housing regulations, and fair housing requirements.
โ€ข Foster a welcoming community environment and strong resident relationships.

THE IDEAL CANDIDATE HAS:

โ€ข Previous experience as a Community Manager, Assistant Community Manager, or Leasing Professional in multifamily housing.
โ€ข Strong leasing, customer service, and resident relations experience.
โ€ข Excellent organizational skills and the ability to manage multiple priorities independently.
โ€ข Experience handling rent collections, resident concerns, and vendor coordination.
โ€ข Strong written and verbal communication skills.
โ€ข Proficiency with property management software and Microsoft Office.
โ€ข A proactive approach to problem-solving and customer service.
โ€ข Knowledge of Fair Housing regulations.
