Purpose Statement: The Ancillary and Facilities teams provide the structure and support that allow associates to deliver excellence with confidence and ensure that every community feels like home. We simplify Due Diligence, Transitions, Utilities, Facilities services, and Capital Management and strengthen Vendor partnerships so associates feel supported, clients feel confident, and residents feel at home.
Position Summary
The Project Manager plans, directs, and coordinates all facets of assigned projects. They ensure goals and objectives are accomplished on time and within the designated budget. Through the utilization of trackers, schedules, and pay applications, Project Managers can efficiently navigate projects from pre-construction to close out.
Responsibilities
  • Walk project sites to create detailed scopes of work for client evaluation and contractor bidding
  • Create and maintain project plans, budgets, and schedules
  • Represent RPM Living in professional communications amongst clients, contractors, subcontractors, vendors, and other RPM departments
  • Manage the bidding and contracting process for each scope of work from initial concept through bidding, review, selection and contracting
  • Oversee contracted work from mobilization through final acceptance and closeout
  • Conduct site visits to oversee contractors, inspect work in progress, create punch list, attend meetings, and other assorted onsite tasks
  • Create and update all trackers needed to coordinate work
  • Manage the overall financial status of the capital work including invoice collection, generating draws, submitting funding requests to the client/lender, ensuring payments are made

Education and Experience
  • Associates degree or equivalent from a two-year technical school. Experience may substitute for education
  • Three years of Multi-family Management Construction Services experience
  • Knowledge of project management methodologies, tools, and techniques
  • Knowledge of Microsoft Office Suite, Project Management, Adobe
  • Skilled in project management software (e.g., Microsoft Project, Asana, Trello) and Microsoft Office Suite
  • Skilled in risk identification, assessment, and mitigation strategies
  • Skilled in managing time effectively to ensure timely completion of project tasks and milestones
  • Ability to manage multiple projects simultaneously and work effectively under pressure
  • Ability to lead and motivate project teams, ensuring alignment with project goals and objectives
  • Ability to think strategically and align project goals with broader business objectives
  • Ability to make informed decisions quickly and effectively under pressure
  • Ability to communicate effectively verbally and in writing

Qualifications
Physical Requirements:
  • May be required to sit or stand for extended periods of time
  • Must be able to read documents, computer screens and data
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
  • Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:
  • This is a remote role that requires you to be based in the Fort Lauderdale/ Miami area with travel to project sites throughout South Florida 2-3 days per week.
  • The office is an open setting which may include bright lights, constant noises and distractions
