Location: Colorado Springs, CO
Schedule: Monday - Friday 9am - 5pm; Hybrid

Role and Responsibilities
Project Coordination & Execution
  • Manage all phases of assigned projects from proposal through completion, ensuring deadlines, budgets, and quality standards are met.
  • Create, track, and maintain project schedules, proposals, and documentation in Salesforce and company systems.
  • Work closely with the Director of Construction & Maintenance and Director of Project Management to identify and prioritize Capex and large-scale repair projects.
  • Coordinate field activities with vendors, technicians, and subcontractors to ensure timely completion and client satisfaction.
  • Conduct site walks to verify progress, identify issues, and communicate updates to all stakeholders.

Financial & Budget Management
  • Review project scopes and estimates to ensure accuracy and profitability.
  • Assist in preparing bid proposals, change orders, and project budgets.
  • Monitor project costs and margins throughout each phase.
  • Support billing and closeout processes by ensuring documentation and invoicing are completed accurately and on schedule.

Vendor & Contractor Management
  • Source, schedule, and oversee subcontractors to ensure high-quality workmanship and adherence to contract terms.
  • Collaborate with the Preferred Vendor Program to identify and engage qualified partners for project work.
  • Ensure all vendors meet RowCal standards for insurance, safety, and compliance.

Client & Board Communication
  • Serve as the primary point of contact for CAMs and board members throughout project execution.
  • Provide professional, proactive communication and project status updates.
  • Participate in board meetings, when needed, to review proposals, progress updates, and closeout reports.

Compliance & Documentation
  • Ensure compliance with all local codes, HOA governing documents, and RowCal standards.
  • Maintain organized project files including permits, photos, warranties, and final documentation.
  • Support post-project evaluations and client satisfaction reviews.

Requirements/Skills
  • Bachelor's degree in Construction Management, Project Management, Business, or a related field preferred.
  • 3-5 years of experience in construction, property management, capital projects, or project management.
  • Proven ability to successfully manage multiple projects simultaneously while maintaining strong attention to detail.
  • Knowledge of residential exterior assets, capital improvement projects, vendor management, and property operations.
  • Strong communication, organizational, and time management skills.
  • Proficiency with Salesforce, Microsoft Office Suite, and project management software/tools.
  • Ability to attend evening board meetings and travel occasionally between properties as needed.
  • Highly organized with excellent follow-up and relationship management skills.
  • Self-motivated professional who can prioritize competing demands and work independently.
  • Collaborative team player with experience partnering across departments and with external vendors.
  • Strong analytical, critical thinking, and problem-solving capabilities.
  • Professional, customer-focused approach with a commitment to delivering high-quality results.

Pay Range
The estimated starting pay range for this role is $60,000 - $70,000 per year. This good faith estimate is based upon RowCal's typical starting pay range for this role. Actual pay range depends on many factors including each employee's qualifications and market conditions and is subject to change.
