What are the key skills and qualifications needed to thrive as a cannabis real estate specialist?

To thrive as a Cannabis Real Estate Specialist, you need a strong understanding of commercial real estate, local zoning laws, and cannabis industry regulations, often supported by a real estate license or related certifications. Familiarity with property management software, GIS mapping tools, and compliance tracking systems is highly valuable. Excellent negotiation, networking, and communication skills help build relationships with clients, regulators, and investors. These competencies are crucial for navigating the complex legal landscape and securing profitable, compliant properties in a rapidly evolving sector.

What are some common challenges faced when securing properties for cannabis businesses?

Securing real estate for cannabis businesses can be challenging due to strict zoning laws, local regulations, and reluctance from landlords or property owners. Many municipalities have specific requirements about where cannabis operations can be located, often limiting options to certain industrial or commercial zones. Additionally, because cannabis remains federally illegal, some banks and insurance companies are hesitant to work with related businesses, making lease negotiations and property transactions more complex. Building positive relationships with local authorities and staying informed about evolving regulations are crucial for success in this role.

Position Overview

We are seeking a motivated, results-driven Real Estate Development Associate to support commercial real estate acquisitions, property development, site selection, and sales within the cannabis industry.

This is a highly proactive, sales-focused position ideal for someone with experience in cold calling, B2B sales, business development, lead generation, prospecting, and sales pipeline management. You will be responsible for identifying off-market real estate opportunities, researching potential development sites, generating and qualifying leads, and helping move commercial real estate transactions from initial prospecting through closing.

A background in commercial real estate, real estate development, acquisitions, or site selection is a plus but is not required. We are especially interested in candidates with a proven ability to generate new business, build relationships, and convert cold prospects into qualified opportunities.

Key Responsibilities
  • Identify and pursue off-market commercial real estate acquisition opportunities through cold calling, prospecting, direct outreach, and lead-generation campaigns.
  • Conduct market research and real estate site selection to identify potential locations for new cannabis retail developments.
  • Generate, prospect, qualify, and nurture inbound and outbound leads for property acquisitions and commercial property sales.
  • Build relationships with property owners, brokers, investors, developers, and other commercial real estate professionals.
  • Conduct high-volume outbound outreach to identify new acquisition, development, and sales opportunities.
  • Manage leads and opportunities throughout the real estate sales and acquisition pipeline.
  • Maintain accurate CRM records, prospecting activity, lead information, follow-up schedules, and sales pipeline reports.
  • Assist with preparing Letters of Intent (LOIs), proposals, presentations, property information, and deal packages for internal and external stakeholders.
  • Support commercial real estate negotiations and transaction activities from initial prospecting through closing.
  • Research property, market, and industry information to support acquisition and development decisions.
  • Monitor commercial real estate and cannabis industry trends and identify potential new markets and development opportunities.
  • Collaborate with internal team members throughout the acquisition, development, and sales processes.
  • Maintain consistent follow-up with prospective sellers, buyers, property owners, and other leads.
Required Qualifications
  • Bachelor's degree in Real Estate, Business, Sales, Marketing, Finance, or a related field.
  • Minimum of 2 years of cold calling, B2B sales, business development, lead generation, or related sales experience preferred.
  • Proven ability to prospect, generate leads, conduct outbound outreach, and convert opportunities.
  • Strong verbal communication, relationship-building, negotiation, and persuasive sales skills.
  • Comfortable making cold calls and initiating conversations with prospective property owners and business contacts.
  • Experience managing sales pipelines, CRM systems, prospecting campaigns, and follow-up activities.
  • Self-motivated and resilient with the ability to succeed in a fast-paced, goal-oriented environment.
  • Ability to work independently, take initiative, and creatively identify new business opportunities.
  • Strong organizational and time-management skills with the ability to manage multiple projects and priorities simultaneously.
  • Excellent professional written and verbal communication skills.
  • Strong proficiency with Microsoft Excel, Outlook, Word, Microsoft Office, and Adobe Acrobat.
  • Strong work ethic and desire to contribute within an entrepreneurial, collaborative team environment.
Preferred Qualifications
  • Commercial real estate experience.
  • Real estate development or property acquisition experience.
  • Experience with commercial property sales, site acquisition, land acquisition, or site selection.
  • Experience sourcing off-market real estate opportunities.
  • Familiarity with LOIs and commercial real estate transactions.
  • Experience working with property owners, commercial brokers, investors, or developers.
  • Experience within the cannabis real estate or cannabis retail industry is a plus.
Compensation
  • Base Salary: $55,000–$85,000 annually, depending on experience.
  • Additional Compensation: Performance-based bonuses and commissions.
  • Opportunities for professional growth and advancement.
