Buyers Agent information

What is a buyers agent?

A buyers agent is a licensed real estate professional who represents the interests of the homebuyer during the property purchasing process. Their responsibilities include searching for suitable properties, negotiating purchase offers, guiding clients through contracts, and providing insights on market trends. They work exclusively for the buyer to ensure they get the best possible terms and protect their interests throughout the transaction. Typically, their commission is paid by the seller, so buyers can benefit from their services at no direct cost.

What does a buyers agent do?

Buyer's agents represent the purchaser in a real estate transaction. In this role, you meet with your client to determine what they are looking for in a home and locate properties for sale that meet the client's requirements. If your client is interested in a listing, you make an appointment to tour the property with them, discussing the positive and negative aspects of each home. All buyer's agents need to confirm their client's budget and that they have financing to make the property purchase. Once the client has decided on a place to buy, you submit an offer to the seller's agent. If the offer is accepted, you arrange for inspections, appraisals, and other vendors required to buy a home. You keep in contact with your client through the whole process until the loan is completed and your clients receive the keys to their new property.

How does a buyers agent typically collaborate with clients and other real estate professionals during the home buying process?

A buyer's agent works closely with clients to understand their needs, budget, and preferences, guiding them through property searches and viewings. They collaborate with listing agents, mortgage brokers, inspectors, and attorneys to ensure a smooth transaction from making an offer to closing. Effective communication and negotiation skills are essential, as buyer's agents frequently act as intermediaries between buyers and sellers to secure favorable terms. Regular updates, market insights, and advocacy are key aspects of the role, making strong client relationships and teamwork with industry professionals vital to success.

What are the key skills and qualifications needed to thrive as a buyers agent, and why are they important?

To thrive as a Buyers Agent, you need a deep understanding of the real estate market, property valuation, and negotiation, typically supported by a real estate license and relevant experience. Familiarity with MLS systems, CRM software, and digital marketing tools is essential for managing listings and client relationships. Strong interpersonal skills, active listening, and attention to detail help build trust with clients and streamline the buying process. These skills and qualifications ensure successful client outcomes and long-term career success in a competitive real estate market.

While both Buyers Agents and Real Estate Agents hold real estate licenses, Buyers Agents specialize in representing buyers exclusively, guiding them through property searches and negotiations. Real Estate Agents may work with both buyers and sellers, offering broader services. The key difference lies in their client focus and role specialization within the real estate industry.

Is a buyers agent a good idea?

A buyers agent is a real estate professional who represents buyers in property transactions, helping to find suitable homes, negotiate prices, and navigate the buying process. Using a buyers agent can provide expertise, save time, and ensure the buyer's interests are prioritized, often at no direct cost to the buyer since commissions are typically paid by the seller. Their knowledge of market conditions and access to property listings can be valuable for making informed decisions.

What skills do you need to be a buyers agent?

A buyers agent needs strong communication, negotiation, and customer service skills to effectively represent clients. Knowledge of the local real estate market, attention to detail, and proficiency with real estate tools and contracts are also essential for success in the role.

Are you positive, people-focused, and passionate about helping others? Do you have residential construction experience and a flexible schedule—perhaps retired or semi-retired—and want to stay engaged in meaningful, hands-on work?

If you enjoy building relationships, guiding homeowners, and making a visible impact, we invite you to join our team as a Part-Time New Home Walkthrough Agent/ Residential Warranty Walkthrough Agent.

Key Responsibilities:
  • Deliver prompt, professional, and friendly customer service to new home buyers and builders.
  • Conduct new home orientations and walkthroughs, ensuring all details are reviewed and properly documented.
  • Meet with clients on-site to explain procedures, answer questions, and document potential construction-related items.
  • Maintain regular communication with the Director of Field Operations and Strategic Accounts, providing updates on progress and performance.

  • Must reside in or near Raleigh, NC.
  • Regular local travel throughout Raleigh, NC and surrounding areas is required.
  • Flexibility and availability are essential.

Our Ideal Candidate:
We’re looking for motivated individuals with experience in residential construction, carpentry, installation, home inspection, renovation, firefighting, or similar fields. Successful candidates bring energy, professionalism, and a genuine commitment to customer service and would have the availability of 2-3 days out of the work week (Monday-Friday) to perform this job as needed.

Qualifications:
  • High school diploma or GED required.
  • Residential construction experience strongly preferred.
  • Experience conducting walkthroughs and documenting construction-related items is a plus.
  • Excellent verbal and written communication skills.
  • Comfortable interacting with homeowners, builders, and internal teams.
  • Proficient with iPad, Microsoft Office Suite, PDF Expert, and Adobe PDF.
  • Strong interpersonal and relationship-building skills.
  • Ability to sit, stand, and walk for extended periods during fieldwork.
  • Valid driver’s license and clean driving record required.

Personal Attributes:
  • Professional and dependable, representing the company with integrity.
  • Friendly, approachable, and customer-focused.
  • Proactive and resourceful problem-solver.
  • Reliable and committed to delivering high-quality work.

What We Offer:

  • Exposure to the residential construction industry with opportunities to learn from experienced professionals.
  • A supportive team environment focused on quality, collaboration, and growth.
