Assistant Business Manager

Tarragon Property Services | $24-$28/hr + Monthly Bonus| Full Benefits

Join Tarragon Property Services and be a part of a team that values your skills, supports your growth, and offers long-term stability. We're hiring an Assistant Business Manager that is willing to learn, take initiative and make a difference.

Schedule: Tuesday - Saturday, 9 am - 6 pm

Location: Haven Apartments - 4999 Sidney Rd SW, Port Orchard, WA 98367

What We Require:

  • Business, hospitality or property management background preferred.
  • Excellent communication, organizational and leadership skills required.
  • Computer literacy required.
  • A high school diploma or equivalent is required.
  • Proficiency in preparing Word documents and Excel spreadsheets in addition to property management software is preferable
  • Yardi Voyager software experience is highly desired but not required.
  • Knowledge, Skills, Abilities and Personal Characteristics:
  • Detail-oriented with a passion for organization. Ability to engage in a variety of tasks simultaneously and to consistently meet deadlines.
  • Ability to work independently and use good judgment to know when to ask for help and/or guidance.
  • Ability to interact professionally with employees, tenants, owners, customers, and vendors.
  • Strong written and verbal skills including ability to deliver well written reports and business correspondence. Ability to present numerical data effectively.
  • Speaks clearly and persuasively in positive or negative situations; listens well and gets clarification when necessary.
  • Changes approach or method to best fit the situation or circumstances; Able to deal with frequent change, delays or unexpected events.
  • Follows instructions, responds to management direction; Takes responsibility for own actions and in completion of tasks.
  • Is a team player; volunteers readily; seeks increased responsibilities; asks for assistance and offers help when needed or able.
  • Ability to read, write and speak English fluently.

What You'll Do:

  • Work closely with the Business Manager to learn all aspects of property management, including administrative and financial duties.
  • Supervise staff and manage the property when the Business Manager is absent.
  • Regularly inspect common areas, units, and grounds; provide improvement recommendations.
  • Collect and post rent payments from current and former residents; charge deposits and move-in fees.
  • Make daily deposits for rent and miscellaneous income.
  • Code and process community invoices in Avid; track paid invoices and forward them for approval when needed.
  • Deliver non-payment notices to delinquent residents and perform follow-up on late rent or evictions; work on past-due receivables.
  • Maintain knowledge of state laws related to delinquent account collections.
  • Enter daily resident information (traffic, move-ins, move-outs, unit conditions, etc.).
  • Maintain current and past resident files; update Weekly Property Reports; organize older documents.
  • Assist in ensuring leases and addendums are accurate (names, addresses, rates, etc.).
  • Support marketing efforts with ideas for promotions, advertising, and rate adjustments.
  • Participate in leasing activities and stay informed about market trends and competitors.
  • Assist the Manager with renewal efforts for current residents.
  • Analyze slow-leasing units and recommend solutions.
  • Demonstrate strong leadership to earn respect from leasing and maintenance staff.
  • Help handle resident service requests and concerns.
  • Follow up with new and current residents to maintain positive relationships.
  • Always represent the company professionally.
  • Maintain a courteous, professional attitude with residents, coworkers, and the public.
  • Ensure renters insurance compliance.
  • Use Yardi E-Learning for training and development.
