Blue Jean Condominium Management is a fast growing Condominium Management Company. We are seeking an energetic, self-motivated professional Condominium Manager in Calgary to manage a portfolio of condominium properties.

ย Licensed Condominium Manager

The role of the Condominium Manager will provide strong leadership and direction on behalf of the Board of Directors. This position has oversight of all aspects related to the operation of the property and has the sole duty of the day-to-day operations, with the assistance of an administration team.

  • You are an individual who is a solid and timely communicator, highly organized, exceptionally efficient and has a positive, flexible, "can-do" attitude.ย  Providing exceptional customer service to both your internal and external customers is effortless.
  • You are a self-motivated individual, detail orientated and work well independently.ย  You anticipate what needs to be done and manage multiple tasks seamlessly.
  • You are proficient with Microsoft Office, Adobe Acrobat and have experience with condominium management software, specifically Yardi.ย 
  • You are an effective communicator in both your written and verbal correspondence, equally professional and detailed.ย  ย 

What You Will Do:

  • Maintenance duties and tasks including but are not limited to: preventative maintenance, coordination, obtaining multiple quotes, dealings with vendors, fire safety, landscaping and snow removal
  • Enforce Bylaws, Rules and Policies for assigned properties
  • Written and oral Corresponding to Boards and Residents, including reporting and obtaining approval from the Board
  • Finding and presenting solutions from resources for unforeseen issues
  • Understanding condominium insurance and coordinating insurance claims
  • Property Inspections and Property Reports, including implementing preventative maintenance programs
  • Budget and Financial Review processes
  • Coordination of Capital and Reserve Expenditures as per the Reserve Fund Study
  • Comply with legislation, but not limited to: The Real Estate Act, The Residential Tenancies Act, The Condominium Property Act, Minimum Housing & Health Standards, PIPA, etc.
  • At all times, ensure due diligence for the protection of the client's funds, property and assets against all reasonably foreseeable contingencies or losses
  • Be responsible for planning, organizing, attending, and facilitating the Condominium Board Meetings and Annual General Meetings. (some evenings)

Your Qualifications โ€“ The Must Have's

  • Licensed Condominium Manager with RECA
  • Minimum 2+ years Condominium Management (Residential or Commercial) experience
  • Excellent knowledge and understanding of the Condominium Property Act and Regulations: Minimum 2+ years (Required)
  • Valid Alberta's Driver's License and Vehicle (Required)
  • Experience in Condominium Board meetings & AGM's (Required)
  • Understanding of management agreements and vendor contracts
  • Experience sourcing vendors and contractors
  • Good understanding and/or experience with Operating Budgets and Financials
  • Ability to allocate one's time effectively, work under pressure and manage tight deadlines
  • Fiscally accountable, detail-oriented and able to multi-task
  • Ability to resolve problems using facts and sound reasoning
  • Ability to exercise confidentiality
  • High School Diploma or equivalent (as required by RECA for licensing)
