Job Summary

Responsible for inside sales, relationship management, and mortgage loan origination activities supporting Ameris Bank Mortgage Builder Services. This role focuses on builder-sourced and Builder Services-assigned opportunities, new construction borrowers, protected builder communities, and internal partner referrals while delivering a consistent borrower, builder, and sales-agent experience from application through closing. Supports Builder Services initiatives, protected builder relationships, new construction lending workflows, and assigned mortgage production activities. Performs other projects and duties as assigned.

Essential Functions, Duties and Responsibilities

  • All Mortgage Loan Originators will maintain a current NMLS number.
  • Work leads and inquiries generated through Builder Services, builder communities, new construction referral channels, Ameris Bank partners, and mortgage prospects assigned to the inside Builder Services channel.
  • Assist borrowers, builders, sales agents, processors, and internal partners in resolving loan-level issues specific to new construction transactions, including documentation, timing, pricing, builder credits, closing expectations, and related escalation needs.
  • Handle referrals from Builder Services, Retail Banking, Commercial Lending/Banking, designated builder partners, and internal mortgage leadership for new construction and builder-related mortgage opportunities.
  • Develop and support mortgage financing opportunities from builder communities, builder sales teams, real estate agents, approved lender relationships, affinity channels, internal bank partners, and Builder Services marketing or lead-generation efforts.
  • Establish and maintain ongoing relationships with assigned builders, builder sales agents, developers, new construction real estate partners, branches, and other referral sources in coordination with Builder Services leadership.
  • Communicate regularly with Builder Services, mortgage operations, processing, underwriting, closing, compliance, marketing, retail banking, commercial banking, and manager to coordinate sales, pipeline, reporting, and borrower experience expectations.
  • Counsel customers on all products the customer is eligible to obtain ensuring the product chosen best fits their financial needs without steering a customer to any particular product.
  • Assist new construction borrowers with completing loan applications, understanding required documentation and disclosures, and navigating builder-specific financing expectations; conduct preliminary loan reviews and submit complete applications within required timelines.
  • Oversee loan progress for assigned builder and new construction transactions by monitoring milestones, construction-related timing, lock and closing expectations, builder credits or incentives, and conformity with approved loan terms.
  • Provide functional guidance to processors and operations partners regarding builder loan workflow, milestone communication, documentation collection, and timely status updates to borrowers, builders, builder sales agents, and internal stakeholders.
  • Adhere to established minimum fees and product pricing structure.
  • Keep informed on all Ameris Bank Mortgage Department Loan Programs and adhere to all regulatory and compliance requirements.
  • Support Builder Services sales and marketing efforts through approved builder outreach, model-home or community events, co-branded borrower communications, pipeline reviews, sales-agent education, and other approved activities that promote Ameris Bank mortgage products to new construction buyers.
  • Coordinate with closing, builder representatives, sales agents, and borrowers to support timely new construction purchase closings on behalf of Ameris Bank Mortgage as applicable
  • Review builder and new construction pipeline reports with processors, Builder Services, and manager on a regular cadence for accuracy, pull-through, capture-rate visibility, borrower status, and closing readiness.
  • Attend scheduled Builder Services, mortgage production, operations, and partner meetings to discuss builder account requirements, policies, procedures, product updates, and service expectations.
  • Work with Builder Services leadership, branch managers, commercial banking partners, mortgage sales personnel, and builder-assigned teams to capitalize on cross-selling and relationship-expansion opportunities.
  • Meet and exceed production, service, pull-through, capture-rate, lead-management, and builder relationship goals established by manager and Builder Services leadership.
  • Practice ethical sales behaviors in accordance with Ameris' core values of integrity and Honesty; always acts in the best interest of the customer when offering additional products and services.

Required Knowledge, Skills and Competencies

  • Working knowledge of client relationship management programs, loan origination systems, builder partner lists, referral source coding, pipeline management tools, and approved marketing resources.
  • Strong inside-sales, phone, video, written communication, follow-up, and relationship-management skills with borrowers, builders, sales agents, and internal partners.
  • Strong Technical/PC Proficiency.
  • Extensive mortgage product knowledge, including purchase, new construction, construction-to-permanent/one-time-close, builder incentive structures, pricing considerations, and applicable compliance requirements.
  • Strong time management skills.
  • Ability to manage multiple builder communities, assigned leads, borrower pipelines, and time-sensitive closing expectations; bilingual skills preferred.

Industry and Work Experience

  • Minimum of 2 years working in a leads-based mortgage, inside sales, builder services, new construction, or mortgage call-center environment preferred.
  • Minimum of 2 years in customer service, mortgage sales support, loan origination, builder relationship support, or related financial services experience preferred.

Academic

  • High school diploma or GED required.
  • Bachelor's degree preferred.
