Construction Estimator โ€“ Healthcare & Commercial Preconstruction


Job Overview

Company: Brascia Builders, Inc.

Salary/Pay Rate: $90,000 to $120,000 per year, plus performance-based bonus

Location: Long Beach, CA, with occasional travel for site walks, pre-bid meetings, and project coordination

Job Type: Full Time

Schedule: Mondayโ€“Friday

Project Scope: Healthcare, Commercial, Education, Entertainment / Venue, and Select Public Works

The Opportunity

Brascia Builders, Inc. is seeking an experienced Construction Estimator to support complex healthcare, commercial, education, entertainment, and technically demanding construction projects. This role is ideal for someone who can do more than produce takeoffs. We are looking for an estimator who understands the full construction picture, from plan review and scope strategy through bid submission, negotiation, award, contract setup, and project handoff.


You will help build accurate, competitive, and well-documented estimates while working closely with leadership, project teams, subcontractors, and trade partners to identify risks, clarify scope, and set projects up for successful execution.


How You Will Make an Impact

  • Review drawings, specifications, narratives, and bid documents to understand full project scope and requirements.
  • Perform detailed quantity takeoffs using STACK, Bluebeam, and related estimating tools.
  • Develop accurate cost estimates, trade scopes, bid summaries, and supporting documentation.
  • Identify gaps, conflicts, risks, and scope clarifications early in the bid process.
  • Prepare thoughtful pre-bid RFIs that help clarify project requirements and reduce downstream risk.
  • Solicit, qualify, and evaluate subcontractor proposals for scope completeness, competitiveness, and alignment with project needs.
  • Help determine the right subcontractor and trade strategy for each bid.
  • Support budgets for design-build and progressive design-build projects as drawings and project requirements evolve.
  • Collaborate with leadership and project teams during bid review, negotiation, award, contract setup, and project handoff.
  • Document estimate assumptions, buyout opportunities, subcontractor coverage, and key risks so the PM team has a clear path forward.
  • Attend pre-bid meetings and site walks to evaluate field conditions, logistics, access, phasing, and project constraints.


Required Qualifications & Experience

  • 5+ years of construction estimating experience with a commercial general contractor.
  • Strong understanding of commercial construction processes, materials, sequencing, scopes, and subcontractor coordination.
  • Ability to perform accurate takeoffs and build complete estimates from drawings, specifications, and early-stage project information.
  • Experience soliciting subcontractor bids and evaluating proposals for completeness, exclusions, gaps, and competitiveness.
  • Ability to identify scope holes, constructability concerns, budget risks, and clarification needs before bid submission.
  • Strong written and verbal communication skills.
  • Proficiency with estimating and construction tools such as STACK, Bluebeam, Procore, Microsoft Excel, or similar platforms.
  • Willingness to attend local site walks, pre-bid meetings, and project coordination meetings as needed.


Preferred Qualifications & Experience

  • Healthcare construction estimating experience.
  • HCAI / OSHPD familiarity or direct California healthcare construction experience.
  • Experience with occupied facilities, infection control, phasing, logistics, shutdowns, and operational continuity.
  • Experience with education, entertainment / venue, public works, or technically complex renovation projects.
  • Design-build or progressive design-build estimating experience.
  • Prior project management or field experience that supports full-picture estimating judgment.
  • 7+ years of commercial estimating experience.
  • Bachelorโ€™s degree in Construction Management, Engineering, or a related field.
