What You'll Do

As a Maintenance Technician at The Brazos, youโ€™ll play an important role in creating an exceptional resident experience by maintaining apartment homes, community amenities, and building systems while delivering the quality and service LUMA residents expect.

Apartment Home Preparation

Complete make-ready turns including:

  • Painting
  • Appliance installation and repairs
  • Minor plumbing repairs
  • Drywall and touch-up work
  • Cleaning and refurbishment
  • Carpet repairs and flooring preparation
  • Fixture replacement
  • Final quality inspections
Property Maintenance
  • Assist the Service Manager and Service Technicians with maintenance projects
  • Perform preventive maintenance, including filter changes and scheduled inspections
  • Diagnose and complete repairs involving HVAC systems, plumbing, electrical systems, appliances, carpentry, and general maintenance items
  • Respond to resident service requests promptly and professionally
  • Help maintain community equipment, building systems, and amenities
Community Appearance
  • Assist with grounds, pool areas, curb appeal, and common spaces
  • Help ensure The Brazos is maintained to LUMA Residential standards
  • Identify potential maintenance or safety concerns and communicate them to the Service Manager
Emergency Response
  • Participate in a rotating on-call schedule to address after-hours maintenance needs
Technology & Documentation
  • Utilize maintenance software, mobile applications, and digital communication tools to receive assignments and document completed work
  • Maintain accurate and timely records of service requests and maintenance activity
Safety & Service
  • Follow safe work practices and all company safety policies
  • Deliver exceptional customer service to residents, vendors, contractors, and fellow team members
  • Treat resident homes with professionalism, care, and respect
Who You Are

Youโ€™re dependable, hands-on, and take pride in solving problems and completing quality work. You understand that maintenance is about more than making repairs โ€” it is also about creating a great experience for the residents who call our communities home.

Preferred Qualifications
  • Minimum 1 year of maintenance experience required
  • Apartment maintenance experience preferred
  • HVAC experience strongly preferred
  • Personal tools required to perform job duties
  • Ability to read, write, and communicate effectively in English
  • Strong troubleshooting and problem-solving skills
  • Ability to work independently while also thriving in a team environment
  • Tech-savvy and comfortable using mobile devices and maintenance software
  • Strong organizational skills and attention to detail
  • Self-starter mindset with a commitment to quality workmanship

Experience or training in at least four of the following areas is preferred:

  • HVAC

Physical Requirements

This position requires the ability to:

  • Lift and carry up to 50 pounds
  • Operate hand tools and maintenance equipment
  • Bend, kneel, stoop, crawl, and work in confined spaces
  • Work indoors and outdoors in varying weather conditions
  • Reach overhead and operate ladders safely
  • Move appliances and equipment weighing up to 120 pounds using appropriate equipment
  • Sweep, clean, and stand for extended periods
  • Perform roof access duties, gutter cleaning, and exterior maintenance
  • Support pool maintenance functions, including testing chemicals
  • Maintain the physical mobility required to complete maintenance duties safely and effectively
