Maintenance Technician
Performs service duties and maintains efficient operation and upkeep and repair of the property buildings and in a supportive role. Under the direction of the Maintenance Supervisor and/ or Community Manager.

Job Functions, Unique Duties and Responsibilities:

Essential Functions include but are not limited to the following. Other duties may be assigned based on company needs.
Primary Responsibilities:
  • Responsible for the daily repair and upkeep of the property.
  • Responsible for ensuring a professional appearance and attitude at all times for yourself and all personnel and holding yourself out in a positive and professional manner and the exercise of sound judgment.
  • Responsible for understanding the community rules, policies and enforcement mechanisms and how to seek appropriate assistance when necessary.
  • Responsible for understanding when and how to enforce, document and report rule and policy violations both when on and off regularly scheduled shifts.
  • Responsible to maintain the grounds and assist the groundskeeper on daily basis.
  • Responsible for the preparation of vacant units for occupancy.
  • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
  • Responsible for the supply and upkeep of all personal tools required by Blue Magma Residential.
  • Responsible for maintaining the required property uniform and insuring a professional appearance and attitude at all times.
  • Responsible for cleaning work area, tools and equipment.
  • Be aware of and operate within OSHA (Occupational Safety amp; Health Act) standards and company safety policies at all times.
  • Responsible to be available to work on an on-call basis.
  • Responsible for securing the maintenance shop(s) at the close of every work day.
Job Qualifications:
  • EPA Universal License Required, HVAC certification preferred.
  • Minimum 2 years working in the apartment industry as a Maintenance Expert or above.
  • Must have working knowledge of electrical, HVAC, plumbing, pool maintenance, inventory control.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to speak effectively with customers one-on-one or in a group environment.

Physical Requirements and Working Conditions:
While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to walk, climb or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, crouch, or crawl; and taste or smell. The employee must frequently lift and/or move up to 25 pounds and, on rare occasions, move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
