We are looking for a Preconstruction Manager to join our team in one of today's most exciting technologies.This role willreportto the Sr. Manager Construction Services and will be based in San Jose, CA or Newark, DE.This is a fully on-site, in officerole5 days a week.

Role and Responsibilities:

  • Handling buyout of the project subcontracted activities from first budget estimate through formalization of contracts
  • Ability to assemble a complete presentation-worthy estimate package that clearly communicates project cost.
  • Must have knowledge and understanding of unit costs and the factors that affect construction cost.
  • Ability to prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages.
  • Must have experience with the bidding process: creating RFP packages, soliciting bids, communicating with the bidders, evaluating proposals, and leveling bids.
  • Can perform detailed scope, schedule, and cost analyses of contractor bids to identify optimal procurement options aligned with business schedule targets, budget constraints and quality standards.
  • Coordinate cross-functional feedback and to ensure the purchased services meet all technical, business, commercial, and legal requirements.
  • Must be prepared to participate and often lead the preparation and presentation of cost / budget information to internal teams
  • Must have experience being a member of the team involved in request for proposal responses (RFP's) and the formal presentation for a project.
  • Ability to lead and facilitate value engineering sessions with the project team and design team.
  • Collect performance data and present metrics to support strategic decisions to grow, divest, or maintain contractors for long-term partnership.
  • Supports internal processes to setup new vendors, issue purchase orders, expedite payments, and manage changes.
  • Support continuous improvement efforts through root cause analysis of pain points, proposing solutions, and implementing process improvements.
  • Source and contract new subcontractors and other 3rd party vendors as required for project scope
  • Source and contract third party services including, but not limited to: load banks, generators, transformers, craning, rigging, inspections

Skills and Experience:

  • Bachelor's degree in Construction Management, Engineering, or five (5) years of relevant work experience
  • Highly motivated personality, effective communication skills, and a strong ability to work in a high-performing team environment with a customer service focus
  • Knowledge of all aspects of construction: Including planning, equipment, methods, cost control, safety requirements, and procurement of construction equipment and services.
  • Well-developed and professional interpersonal skills; ability to interact effectively with people at all levels of the organization, as well as outside customers and vendors
  • Proficiency in MS Office Suite.
