Westward360 is looking to add a Community Association Manager to join our growing Chicago team. Westward360 is a leader in the Property Management industry, with locations across the map. We service condo, townhome, and homeowner associations, and provide rental management services to multi-family, single-unit, and co-op properties.ย

What you'll do:

  • Manage a master 122 unit Co-Op Association with a few additional associations. This role would be on-site at the master co-op for 3 days of the week. The other 2 days of work would be completed remotely or at our corporate Chicago office, as deemed necessary by the supervisor.
  • Community Association Managers are responsible for all aspects of the management and day-to-day implementation of procedures and programs for each Association that will ensure a well-managed and maintained property.ย 
  • Conduct daily operations including regular interaction with Board of Directors, homeowners, and vendors.
  • Compose and update a preventative maintenance plan for each property under management - oversee the execution of the plan.
  • Respond to customer inquiries and issues with the assistance of our support staff.
  • Meet with contractors to solicit bids or perform work at properties as needed.
  • Build lasting professional relationships with vendors and negotiate vendor contracts for property services in accordance with the management agreement.
  • Perform weekly walk-throughs of the properties to identify maintenance needs, violations, or aesthetic issues.
  • Organize agenda and run Owner and Board meetings. There will be quarterly board meetings for each association, plus the master.
  • Provide insight on financial matters to the Board of Directors including budget preparation, bills, invoice approvals, etc.
  • Provide fiscal management, including, but not limited to reviewing and approving invoices, coordinating tax preparation and reserve study updates, and reviewing completed financial statements for accuracy prior to distributing to the Board.


What you'll need:

  • Active Illinois state Community Association Management license (CAM)
  • 4+ ย years of experience as a Community Association Manager for associations larger than 40 units.ย 
  • Experience understanding and explaining association's finances to Board members and owners along with the ability to construct an association's budget, put together special assessments, and guide the association with valuable financial advice.
  • Valid Driver's License
  • Experience with Google Workspace (Gmail, Sheets, Docs, Drive, etc.)
  • Advanced communication skills
  • Ability to plan ahead and consistently meet deadlines
