Job description

Reports to: Director of Development

Pay Range: $100,000/yr - $150,000/yr

ROLE OVERVIEW

Reporting to the Director of Development, this position sits at the intersection of financial analysis, design and project management, entitlements, and construction. The ideal candidate combines strong interpersonal skills and financial underwriting skills, with a relentless drive to keep projects moving forward, particularly through the permitting and approvals process.

RESPONSIBILITIES

Finance

  • Underwrite new development opportunities and maintain financial models across active projects, including sources and uses, development budgets, and return projections.
  • Update models as project assumptions evolve through entitlements and construction.
  • Build new financial models to analyze multifamily, office, and retail investment opportunities and internal capital improvement plans.

Design

  • Attend weekly design calls with project consultants and track development issues and topics.
  • Coordinate with architects, interior designers, and engineers to advance design from schematic through construction documents.
  • Review design drawings and specifications at each milestone for consistency with the project program, budget, and schedule.
  • Collaborate with internal Engineering, Sustainability, Construction, and Residential Services teams on how to address design options and choices.
  • Review and edit Architect’s meeting minutes from design calls and follow up on open action items.

Entitlements

  • Assist with rezoning applications, community engagement, public hearings, and design development coordination.
  • Support preparation of submission materials and interface with land use counsel, planning consultants, and design teams.
  • Lead coordination of building permits, agency approvals, bonds, and other non-discretionary entitlements.
  • Proactively manage comment resolution, maintain relationships with municipal reviewers and inspection staff, and drive the process forward with urgency to protect project schedules.
  • Manage sign package permitting process.

Contracts & Insurance

  • Assist with consultant contracting and procurement, prepare and manage project insurance documentation.
  • Manage cost codes, budgeting, and invoice payment process for consultants.

Construction

  • Serve as the development team’s representative on active construction projects.
  • Attend OAC meetings, conduct regular site tours to identify issues before they escalate, and maintain working relationships with county staff to facilitate trade permits, inspections, and certificates of occupancy.
  • Coordinate closely with the in-house construction team to keep projects on schedule and flag development-side concerns in real time.
  • Manage FF&E scheduling and installation.
