THE ROLE

Own the performance of your assigned portfolio. You are accountable for owner satisfaction, tenant retention, and financial results.

You will manage a portfolio of commercial properties - office, retail, mixed-use, and/or industrial - across the Phoenix Metro. You'll work directly with owners ranging from private investors to institutional clients. This role operates out of our Scottsdale office with regular travel to properties as needed.

Primary Focus: STRATEGIC - You are the owner's trusted advisor. You lead the Assistant Property Manager (operational) and coordinate with the Property Accountant (financial). You drive NOI - you don't process invoices.

This schedule for this role is in-person Monday-Friday, 8am-5pm.

YOUR FIVE RESPONSIBILITIES

1. Owner/Client Relationship Management & Reporting

  • Be the primary contact for property owners
  • Deliver monthly financial reports on time
  • Conduct quarterly business reviews with ownership
  • Present annual budgets on schedule
  • Communicate proactively - no surprises

2. Financial Performance (NOI, Budget, AR, CAM)

  • Hit or exceed budgeted NOI
  • Manage AR and minimize delinquency
  • Control expenses within budget
  • Approve expenditures within your authority
  • Oversee CAM reconciliations

3. Tenant Retention & Satisfaction

  • Own relationships with top tenants
  • Ensure tenant issues receive prompt response
  • Drive tenant retention
  • Lead lease renewal negotiations
  • Execute flawless move-ins and move-outs

4. Property Operations & Vendor Management

  • Conduct monthly property inspections
  • Manage vendors and enforce contracts
  • Maintain high work order completion rates
  • Oversee capital projects
  • Ensure compliance (ADA, fire/life safety, environmental)

5. Lead, Manage & Develop Your Team

  • Lead and develop your Assistant Property Manager(s)
  • Conduct weekly 1:1 meetings with direct reports
  • Hold quarterly performance reviews
  • Coordinate with Building Engineers
  • You own their development - delegate effectively while staying accountable

QUALIFICATIONS

Required:

  • Active Arizona Real Estate License
  • 5+ years commercial property management with demonstrated P&L accountability
  • Yardi Voyager proficiency
  • Strong financial acumen: budgeting, NOI analysis, CAM reconciliations
  • Proven negotiation skills (lease renewals, vendor contracts)
  • Experience managing and developing direct reports

COMPENSATION & BENEFITS

Competitive base salary plus performance bonus. Range: $80,000 - $90,000 depending on experience and portfolio size.

PHYSICAL REQUIREMENTS
