Position: Assistant Project Manager
Reports To: Project Manager
Status: Exempt


POSITION SUMMARY:

The Assistant Project Manager (APM) is responsible for fully managing select smaller-scale projects under the guidance of a Project Manager (PM) and supporting the PM with the development and execution of management strategies for more complex construction projects. The APM is an integral part of the Operations team and works with internal and external project stakeholders.

SUPERVISORY RESPONSIBILITIES:

  • May oversee one or more Project Engineers (PE) and/or Project Coordinators (PC)
  • Delegates assignments to team members based on expertise, work experience, and time constraints

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

  • Reads and demonstrates an understanding of the contract requirements applicable to the project and manages the work accordingly
  • Demonstrates an understanding of the Prime Contract applicable to the project and assists in the management of the conditions, including the Subcontractor Agreement and Master General Conditions
  • Ensures that all project delays are well documented and that project stakeholders are provided with frequent, regularly scheduled written documentation in a timely manner
  • Prepares or assists with the construction budget by reviewing bid documents and helping to determine how the project will be built
  • Obtains pricing using bid documents, solicits vendors and subcontractors; identifies materials for each trade and assists with negotiating final subcontract pricing while minimizing or eliminating scope gaps
  • Works with the project management team and superintendents to develop the construction schedule and coordinate labor as needed; allocates materials, subcontractors, vendors, and other items to the schedule and budgets appropriately
  • Attends weekly project meetings and maintains and enhances a professional working relationship with all project stakeholders while maximizing revenue and profitability goals
  • Assists with the enforcement of the subcontract agreement and promptly notifies subcontractors in writing of noncompliance including safety, performance, quality, or other identified deficiencies
  • Performs monthly project billing and financial projection requirements on or before due dates
  • Conducts regular site/field evaluations to ensure field project management compliance is in accordance with Company policies including safety, QA/QC, risk management, budget, and schedule considerations
  • Facilitation and written documentation of assigned OAC or similar project meetings, virtually and in-person
  • Assists with estimation and presentation of project estimates, change orders, and contractual claims
  • Maintains quality service using Company, trade, and organizational standards
  • Mentors junior project management team members
  • Follows up on all payments greater than 30 days past due
  • Performs other duties, as assigned, consistent with the leadership expectations of the role

FUNCTIONAL REQUIREMENTS:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field
  • Minimum of five (5) years of experience in project engineering, project coordination, or related role
  • Proficient with software applications (Procore/Bluebeam/MS Office/Scheduling software)
  • Thorough understanding of construction industry documents with the ability to read and understand construction drawings and specifications
  • Advanced knowledge of construction-integrated job cost accounting reporting for project cost analyses
  • Excellent written and verbal communication skills
  • Strong organizational skills, detail oriented, efficient, and reliable
  • Proactive problem-solving skills and a willingness to take initiative
  • Collaborative team member with a strong awareness of how individual actions affect the broader organization
  • Flexible and adaptable in a fast-paced, dynamic work environment; able to pivot priorities and maintain composure under pressure


ADDITIONAL REQUIREMENTS:

  • Ability to work 40 hours per week or more, as required to meet project schedule
  • Ability to lift and/or carry up to 20 lbs. without assistance
  • May involve repetitive use of arms, hands, and fingers
  • May require extended periods of sitting and/or standing
  • Willing to travel to and ability to walk various job sites
  • Ability to wear required PPE
  • Valid driver license and proof of insurability required when job duties require use of motor vehicle
