Job Description
We are looking for an Assistant Property Manager (APM) to assist in the overall management at our 730-unit property in The Colony. The position of APM is designed to train personnel for the position of Property Manager.
Job Responsibilities:
โ€ข Maintain a professional, organized and efficient property accounting office which provides quality and timely customer service to residents
โ€ข Meet reporting deadlines and ensuring accuracy of accounting information
โ€ข Act as manager in the absence of Property Manager, if so directed, including supervision of on-site employees
โ€ข Participate in leasing or reception duties
โ€ข Assist with maintaining/enforcing company and community policies
โ€ข Post all monies/credit cards & process guest suite payments, record NCC payments (post check & create charge batch & create JE)
โ€ข Working renewals on a weekly basis to achieve at least a 50% renewal closing rate
โ€ข Participate in resident retention events - resident events
โ€ข Clearing and maintaining EFT information
โ€ข Check bank for returned payments / Initiate wire transfers & stop payments
โ€ข Monthly posting/utilities & bill back electric bills
โ€ข Reconciling deposits/researching & charging return payments
โ€ข Process all move-ins (demographics, charges, utility billing, etc.)
โ€ข Post late fees multiple times each month
โ€ข Process move-out deposit accountings & discuss move-out statements with residents/manage in-house collection program & perform write-offs
โ€ข Process & code all invoices through A/P system, enter manual & resident referral payables
โ€ข Enter/update lease changes, notices and renewals. Update rentable items
โ€ข Field vendor calls about payments & issue keys
โ€ข Assist residents with concerns, packages, questions, etc.
โ€ข Charge & explain violations/charges with empathy
โ€ข Reset resident portals & trouble-shoot resident portal /payment issues
โ€ข Locate/clarify missing information needed to process move-ins, cancels/denials, move-outs, etc.
โ€ข Balance due reminders / run delinquency reports - close month with delinquency under 1%
โ€ข Hand deliver 3-day notices to vacate each month - file evictions/writs
โ€ข Enter & maintain access cards in system
Job Qualifications:
โ€ข High school diploma required; Some college or college degree highly preferred
โ€ข Minimum of 3-years' experience in multifamily property management
โ€ข Minimum of 2-years' experience as an Assistant Property Manager for 500+ units
โ€ข Strong Microsoft Excel skills required
โ€ข Experience with Yardi accounting software is required
โ€ข Strong customer service skills; ability to promote good resident and service staff relationships
โ€ข Knowledge & familiarity with A/P software preferred
โ€ข Ability to work a minimum of one weekend per month
โ€ข Outstanding organizational, analytical and communication skills
โ€ข Ability to meet and manage deadlines in fast-paced environment with multiple interruptions
โ€ข Exceptional team-building skills
โ€ข Good written and verbal communication skills, detail-oriented
