Operations Manager – Property Management & Facilities Business Operations


Sequence has been exclusively retained to recruit an Operations Manager for our client, a growing, privately held organization with real estate and property holdings, a property management operation, and several distinct affiliated businesses in the Rockford, Illinois area.


This is an excellent opportunity for a practical, hands-on operations professional who enjoys keeping businesses organized, solving problems, managing people and vendors, and making sure things get done.


With this in mind, we are not necessarily looking for a highly corporate or overly specialized executive. Rather, our client is seeking someone with good business sense, strong organizational skills, and enough operational experience to step into a broad role where priorities can change from one day to the next.


The Operations Manager will work closely with ownership to help oversee the day-to-day activities of an established property management operation while also providing operational support and oversight across other distinct business operations and holdings. These include building and property services such as maintenance, carpet cleaning, landscaping, and other related services, each requiring coordination of people, customers, schedules, equipment, vendors, and day-to-day operational needs.


The right individual will be equally comfortable dealing with a tenant or vendor issue, coordinating a maintenance or service team, reviewing an operational problem, following up on a project, and helping ownership improve how the various businesses and service operations perform.


What You'll Do


  • Help oversee day-to-day property management and general business operations.
  • Provide operational oversight and coordination across maintenance, carpet cleaning, landscaping, and other building and property service operations.
  • Coordinate employees, service teams, contractors, vendors, maintenance activities, and ongoing projects.
  • Help ensure properties and affiliated business operations are running efficiently and issues are addressed promptly.
  • Help manage the scheduling, staffing, quality, and day-to-day execution of services provided across the organization's properties and business operations.
  • Manage priorities, schedules, follow-up items, and operational details across multiple businesses and activities.
  • Work directly with ownership on business needs, special projects, and operational initiatives.
  • Help establish and maintain practical processes, procedures, and accountability.
  • Assist with budgeting, expenses, purchasing, vendor relationships, and basic operational reporting.
  • Serve as a reliable point person who can take ownership of issues and see them through to completion.
  • Provide operational support across other affiliated businesses and holdings as needs and priorities arise.


What We're Looking For


The ideal candidate will have several years of progressive experience in property management, facilities, construction, building services, real estate operations, small-business operations, or a related field.


More important than a particular title is the ability to manage people, organize moving pieces, exercise good judgment, and get things accomplished without requiring a great deal of structure around you.


We would especially like to speak with individuals who:


  • Have experience managing day-to-day operations, people, vendors, properties, projects, or service teams.
  • Have exposure to property maintenance, facilities, landscaping, cleaning services, construction, or other field/service-oriented operations.
  • Are comfortable managing multiple operational functions or business lines simultaneously.
  • Are comfortable working directly with a business owner in an entrepreneurial environment.
  • Can move easily between broader operational priorities and hands-on day-to-day details.
  • Communicate well and can work effectively with employees, tenants, customers, contractors, vendors, and outside professionals.
  • Have solid financial and business fundamentals, including comfort with budgets, expenses, invoices, purchasing, and basic reporting.
  • Are organized, dependable, resourceful, and capable of working independently.
  • Enjoy variety and are comfortable shifting between different businesses, properties, projects, and priorities.

Compensation


The anticipated base salary range is $85,000–$100,000, plus performance bonuses, depending upon experience and overall fit. Though for the right individual, anything of reason can be structured.


This could be an especially attractive opportunity for an experienced Property Manager, Senior Property Manager, Facilities Manager, Construction or Project Manager, Assistant Operations Manager, Building Services Manager, or other professional with operations experience ready to take on broader responsibility.


The successful candidate does not need to come from a large corporate environment. In fact, someone who has worked in a smaller entrepreneurial organization, worn several hats, and developed the practical judgment and common sense to make things happen without a lot of bureaucracy may be particularly well suited for the role.
