PROJECT SUPERINTENDENT

At Great Falls Construction (GFC) the Project Superintendent's primary responsibility is to manage on-site field coordination and oversight of the project. He/She maintains a thorough understanding of the project plans, specifications and schedule. He/She reports directly to the Project Manager and maintains open and direct lines of communication at all times in reference to the status of the project. Additional responsibilities include but are not limited to the following.

• Job site set-up and site mobilization.

• Schedule daily activities of all associated labor, subcontractor and vendor crews and equipment to achieve maximum production in the most efficient manner. Schedules must be submitted weekly to the Project Manager for review and discussion.

• Ascertain that all trade foremen are well qualified and are efficiently carrying out assigned duties.

• Proper layout of the project, ensuring that required grades are followed and the structure is accurately located.

• Review of the job schedule and budget, clarifying any questions/concerns with the Project Manager at the beginning of the job.

• Ensures all safety regulations/OSHA requirements are followed by all GFCC and subcontractor/vendor crews.

• Performs a daily review of on-site production to ensure the highest standards of quality control at all times.

• Maintains a clean and orderly jobsite, enforcing these requirements with each subcontract trade.

• Updates and maintains daily project schedule activities, including preparation of a 2-week look ahead schedule for the project at the end of each week.

• Monthly review of overall project schedule progress and job costs with the Project Manager.

• Inventory control over tools and equipment. Verifies receipt of material deliveries to ensure correct quantities received and condition of materials received as new.

• Ensures the project site is secured each night.

• Completion of a Superintendent's Daily report form each day, maintaining copies for record in job files. Reports to be turned in at the end of each week with weekly timesheet

• Confirm all change orders are properly executed and recorded on job site as-built plans.

• Conducts field lay-outs and verifies measurements/dimensions for cabinetry, millwork, plumbing, electrical rough-ins, material installations, etc. Prepares material quantity take-offs (lumber, tile, etc.) to ensure delivery in advance of installation dates.

• Coordinate all required utility shutdowns or tie-ins as applicable with trades and Owner

• Attendance at preconstruction and construction meetings, taking notes on areas that may present a future challenge and consulting with the Project Manager to confirm the appropriate course of action.

• Call for all required inspections and assist inspectors on their project reviews as necessary.

• Complete equipment usage reports (as applicable).

• Attend, on request, all technical meetings for the purpose of discussing job progress and potential challenges.

• Identify any unforeseen conditions or field conflicts and review with the Project Manager to determine the appropriate course of action.

• Assist the Project Manager in estimating the percentage of completion of each project activity/task for monthly invoicing and of labor for each job cost report.

• Conduct and prepare a Job Completion walk-through list of final trade work for any necessary corrections in advance of final owner walk-through.

• Implements timely completion of the project and related punchlist items including completion and submission of Operations & Maintenance Manuals.
