Job description

The Live-Out Building Superintendent is responsible for overseeing building projects, supervising day-to-day staff operations, and coordinating supplies, equipment, and activities of workers engaged in cleaning and maintaining premises. The superintendent may also perform administrative tasks. STATEN ISLAND RESIDENT REQUIRED 

  • Supervises, develops, and maintains an ongoing maintenance operation for the building, including trash removal, basic heating, plumbing, lighting, plaster repairs, painting, roof exhausts, and maintenance.
  • Orders materials as directed by the property and completes work assignments on time and by a specified date.
  • Establishes or adjusts work procedures to meet building operations.
  • Analyzes and resolves work problems or assists employees in resolving work problems.
  • Communicates verbally and in writing with all levels of employees.
  • Attends periodic meetings and participates in safety meetings.
  • Submits to management recommendations for painting, repairs, furnishings, and equipment relocation.
    Minimum of 3-5 years of building maintenance operations
  • Facilities operational experience preferred
  • Proficiency in using e-mail,
  • Strong oral and written communication skills
  • Strong working knowledge of safety and environmental certifications required
  • Boiler certificate, standpipe & sprinkler cert, janitorial and maintenance tasks as necessary
  • Assist in tenant emergencies as needed.
