Job description
UG2 is seeking a highly motivated, hands-on Mobile Building Engineer / Facilities Technician to support a growing portfolio of commercial properties throughout the New York metropolitan area.
Unlike a traditional stationary building engineer position, this role operates as a "technician in a truck" mobile facilities service. The Mobile Engineer will be assigned a portfolio and route of properties and will travel between locations in a UG2-provided service vehicle to perform scheduled inspections, preventive maintenance, troubleshooting, minor repairs, emergency response, and general building support.
The ideal candidate is a versatile, mechanically inclined self-starter who is comfortable working independently, interacting directly with property managers and ownership representatives, and identifying building issues before they become larger problems.

Essential Duties & Responsibilities
The Mobile Building Engineer will provide routine and on-demand facilities support across multiple client properties. Responsibilities include:
Property Inspections & Preventive Maintenance
- Perform scheduled property inspections using standardized digital inspection checklists.
- Inspect building exteriors, common areas, roofs, mechanical spaces, electrical rooms and other accessible building areas.
- Identify deficiencies, safety concerns, deferred maintenance and developing equipment problems.
- Perform routine preventive maintenance on building equipment within the technician's capabilities and assigned scope.
- Document equipment condition and recommend corrective actions when additional service is required.
- Verify completion and condition of previously identified deficiencies.
General Maintenance & Repairs
Perform minor building repairs and maintenance including, but not limited to:
- Plumbing repairs such as faucets, flush valves, traps and minor leaks.
- Replacement of lamps, drivers, ballasts and other lighting components.
- Basic electrical troubleshooting and replacement of appropriate devices and components within applicable licensing requirements.
- Door, lock, hinge and hardware adjustments.
- Ceiling tile replacement and minor wall/finish repairs.
- Minor carpentry and hardware repairs.
- Basic HVAC troubleshooting and maintenance.
- Filter and belt replacement where applicable.
- Minor painting, patching and touch-up work.
- Signage and miscellaneous property repairs.
- Graffiti, vandalism & trash removal as well as other appearance-related maintenance.
- Exterior maintenance including hard and soft surface repairs.
- Storm and vandalism remediation and repair including temporary entry remediation (windows and doors.)
- Other general handyman and facilities maintenance activities.
The Mobile Engineer is expected to recognize the limits of his or her expertise and escalate work requiring specialized contractors, licensing or additional manpower.
Building Systems Monitoring
While many properties may not require full-time engineering coverage, the Mobile Engineer serves as UG2's technical representative at each location.
Responsibilities include:
- Visually inspect HVAC, electrical, plumbing, fire/life-safety, generators & stored emergency power system and other building systems.
- Identify abnormal operating conditions, leaks, noises, temperatures, alarms or equipment deterioration.
- Review basic equipment operating conditions where appropriate.
- Assist with troubleshooting equipment issues.
- Coordinate with UG2 management, property management and outside vendors when specialized repairs are required.
- Provide photographs and field information to assist with repair recommendations and capital planning.
Emergency & On-Demand Response
The Mobile Engineer may be dispatched to properties for unscheduled service calls and emergency situations.
Typical responses may include:
- Water leaks.
- Loss of heat or cooling.
- Lighting or electrical issues.
- Door and access problems.
- Storm-related property conditions.
- Building damage.
- Safety hazards.
- Emergency property inspections.
- Temporary securing of damaged areas until permanent repairs can be completed.
The technician should be capable of quickly assessing a situation, communicating its severity, taking reasonable steps to protect the property and escalating issues requiring additional resources.
Participation in an on-call rotation may be required as the mobile engineering program expands.
Technology & Reporting
This is a technology-enabled field position. The Mobile Engineer will use a company-provided mobile device and UG2's work-order/service-management platform to:
- Receive and manage assigned work orders.
- Complete digital property inspections.
- Record labor and travel time.
- Document preventive maintenance activities.
- Upload before-and-after photographs.
- Record deficiencies and recommended corrective actions.
- Provide detailed service notes.
- Close completed work orders in a timely manner.
- Escalate issues requiring additional approval, vendors or capital expenditure.
Accurate documentation is a critical component of this position. The Mobile Engineer is not simply expected to repair problems; the technician is expected to provide UG2 and the client with reliable information regarding the condition of each property.
Client & Property Management Interaction
Because the Mobile Engineer frequently works independently, this position serves as a visible representative of UG2.
The successful candidate must:
- Maintain professional communication with property managers, tenants, vendors and ownership representatives.
- Provide clear explanations of identified building issues.
- Communicate arrival, completion and outstanding conditions as appropriate.
- Maintain clean and professional work areas.
- Demonstrate strong customer-service skills.
- Take ownership of assigned properties and develop familiarity with each site's equipment, recurring issues and operating requirements.
Service Vehicle & Mobile Inventory
UG2 will provide a service vehicle equipped to support mobile maintenance activities.
The Mobile Engineer will be responsible for:
- Maintaining an organized and professional service vehicle.
- Maintaining an appropriate inventory of commonly used tools, parts and consumable materials.
- Monitoring inventory and requesting replenishment as necessary.
- Safeguarding UG2 and client tools, equipment and materials.
- Performing basic vehicle checks and promptly reporting vehicle maintenance issues.
- Maintaining a valid driver's license and safe driving record.
- Travel between client properties is an essential function of this position.
Qualifications
Required
- 3+ years of experience in building maintenance, facilities operations, engineering, mechanical maintenance, property maintenance or a related field.
- Strong general mechanical aptitude.
- Demonstrated ability to perform common building repairs and maintenance independently.
- Working knowledge of HVAC, electrical and plumbing systems.
- Ability to troubleshoot problems and determine appropriate next steps.
- Ability to use mobile applications, smartphones/tablets and digital work-order systems.
- Strong written and verbal communication skills.
- Professional customer-service orientation.
- Ability to organize and prioritize work across multiple locations.
- Valid driver's license with an acceptable driving record.
- Ability to work independently with limited day-to-day supervision.
Preferred
- Commercial building engineering or facilities maintenance experience.
- Experience supporting multiple properties or working as a mobile/service technician.
- HVAC or mechanical trade experience.
- Technical school, maritime, engineering technology or skilled-trades background.
- OSHA 10/30 or similar safety training.

Schedule
This is a full-time mobile position. The normal schedule will generally be during standard weekday business hours; however, flexibility is required based on client needs, scheduled maintenance and emergency conditions.
Occasional early morning, evening, weekend or emergency response may be required. As the portfolio grows, Mobile Engineers may participate in a rotating on-call schedule.
Growth Opportunity
UG2 is developing this position as part of an expanding mobile engineering and facilities services platform.
As the portfolio grows, opportunities may develop for experienced Mobile Engineers to advance into Lead Mobile Engineer, Mobile Engineering Supervisor, Route Supervisor or other operations leadership positions.
