About BLT

Building and Land Technology (BLT) is a vertically integrated real estate development and property management firm with a diverse portfolio spanning multifamily, commercial office, retail, and hospitality properties.

BLT is seeking a dependable and skilled Building Engineer - Commercial to support the day-to-day operation and maintenance of our commercial properties in Harbor Point, Stamford, CT. This is a full-time, hands-on position for a mechanically inclined professional who enjoys troubleshooting building systems, performing preventative maintenance, and helping ensure safe, efficient, and reliable building operations.

The position is scheduled Monday through Friday, 7:00 AM to 4:00 PM, and participates in a rotating on-call schedule approximately every 3–4 weeks to support after-hours building operations and emergency response.

Responsibilities of the Building Engineer:
  • Perform preventative maintenance, troubleshooting, repair, and general upkeep of commercial building systems and equipment.
  • Operate, inspect, maintain, and repair HVAC, mechanical, plumbing, electrical, and building automation systems (BAS).
  • Maintain commercial HVAC equipment, including air handlers, fans, motors, VAV systems, pumps, chilled and condenser water systems, heating and hot water systems, supplemental heating and cooling equipment, and domestic water systems.
  • Perform preventative maintenance, including filter changes, belt replacements, lubrication, cleaning, inspections, and minor component repairs.
  • Assist with the operation and maintenance of the Building Automation System (BAS), Energy Management System (EMS), and Fire/Life Safety Systems.
  • Respond promptly to tenant service requests involving HVAC, plumbing, lighting, electrical, carpentry, painting, furniture moves, and general maintenance.
  • Conduct routine inspections of mechanical rooms, rooftops, common areas, and exterior areas while maintaining accurate maintenance logs and work order documentation.
  • Perform interior and exterior lighting maintenance and re-lamping.
  • Read and interpret blueprints, schematics, technical manuals, and equipment specifications.
  • Maintain clean, organized, and safe mechanical and electrical spaces.
  • Participate in the rotating on-call schedule to respond to after-hours building emergencies and operational issues.
  • Communicate effectively with supervisors, vendors, tenants, and ownership representatives regarding building conditions, maintenance activities, and completed work.
  • Perform all work in accordance with BLT safety standards, operating procedures, and applicable building codes.

Qualifications of the Building Engineer:
  • 2+ years experience in commercial building maintenance, facilities maintenance, HVAC, plumbing, mechanical systems, or a related trade.
  • Working knowledge of commercial HVAC, electrical, plumbing, and mechanical systems.
  • Ability to troubleshoot building equipment and perform preventative maintenance independently.
  • Familiarity with Building Automation Systems (BAS) and Energy Management Systems (EMS) preferred.
  • Basic knowledge of local, state, and national building and mechanical codes.
  • Ability to safely operate hand tools, power tools, and maintenance equipment.
  • Ability to participate in a rotating on-call schedule and respond to after-hours emergencies.
  • Valid driver's license preferred.
  • Relevant trade licenses, EPA certification, or other industry certifications are a plus.

Physical Requirements of the Building Engineer:
  • Ability to lift and carry up to 50 pounds.
  • Ability to climb ladders, work at heights, and access mechanical spaces.
  • Ability to stand, walk, bend, kneel, and perform physical tasks throughout the workday.
  • Ability to work both indoors and outdoors in varying weather and temperature conditions.
