Job description

Regional Property Management Company is looking for an experienced Property Manager for a 200+ unit market rate property in Greenfield, Indiana. Successful candidate must have three years experience as a property manager OR at least five years of progressive property management experience. Pay will be competitive with the market and will be based on experience and proven track record. This is a full-time position with health, vacation, sick time and other benefits.
Essential Duties
Leadership and Supervision:
  • Provide leadership for staff through positive motivation and development and training of employees.
  • Supervise staff through accountability setting clear direction with specific goals and targets for team as well as individual goals and targets for every team member.
  • Manage resident relations ensuring that all residents are treated with exemplary customer service, timely completion of service requests and proactive communication.
  • Manage timely apartment turns including apartment walk-throughs, security deposit reconciliation, decision on capex for apartment turn, and making sure the maintenance team completes an acceptable turn to established standard.
  • Oversee capital improvement projects, scope creation, bid collection and on-going vendor relationships.
  • Ensure that preventative maintenance programs are in place and regular inspections of units, grounds and common areas is occurring.
  • Complete reports for regional and corporate review.
Marketing and Leasing:
  • Coordinate and oversee outreach marketing and maintain advertising efforts.
  • Meeting or beating occupancy targets while still delivering budgeted revenue results.
  • Anticipating marketing needs and trends by quickly responding to shifts in market conditions and staffing needs.
  • Set rent rates and/or specials regularly to remain in line with budgetary goals and requirements.
The Property Manager will have an assistant manager and leasing consultant for assistance in the areas of leasing and rent collections who will be responsible for:
  • Rent collection and processing
  • Moving in new residents
  • Renewals
  • Oversee marketing plan and implementation
The Property Manager must still be familiar with these processes to provide proper oversight and to fill in when necessary, during vacations or other times when necessary to reach occupancy targets and financial/operational goals.
Other Qualifications/Requirements:
  • Basic understanding of property management software.
  • Ability to organize and ensure implementation of daily, weekly and long-term duties for team.
  • Reliable, punctual, detail oriented individual willing to commit to a long-term position where their efforts will be valued and rewarded.
  • Computer experience necessary, including accurate skill in using Microsoft Word, Excel and Outlook.
  • Responsibility for complying with all state, federal and/or local laws relating to Fair Housing and completing all assigned training as required.
