The Opportunity
We are seeking a high-caliber Sr. Operations Manager to take command of the overall maintenance, operation, and technical functionality of Atlantic Station's physical plant. This critical leadership role oversees the property's entire HVAC, plumbing, electrical, and mechanical infrastructure, ensuring an exceptionally maintained, sustainable, and efficient environment. You will lead and mentor the entire on-site operations engineering team, administer robust vendor maintenance contracts, and drive long-range capital upkeep assignments. If you are a goal-driven strategic thinker with a customer-service mindset and a rich background in large-scale asset engineering, we want you to lead our physical plant operations.
  • Job Type: Full-time, Salaried, Exempt
  • Reports To: General Manager

What You'll Do
1. Technical Leadership & Team Management
  • Supervision & Mentorship: Provide technical guidance, direct training, and daily supervision to the entire engineering staff, managing through the Lead Operations Engineer to actively cultivate a collaborative team culture.
  • Long-Range Planning: Plan, organize, and allocate long-range tasks, preventive maintenance goals, and assignments for comprehensive property and plant upkeep.
  • Safety Culture: Ensure complete OSHA compliance among the engineering staff, stablishing a safe, proactive, and accident-free working environment.

2. Physical Plant & Infrastructure Oversight
  • Central Infrastructure Operations: Oversee the installation, maintenance, and technical efficiency of all heavy building infrastructure across the mixed-use development, including water treatment systems, cooling towers, and air handling systems.
  • Preventive Maintenance Design: Develop, implement, and maintain rigorous inspection programs and predictive work order systems within our CMMS to optimize equipment performance and tracking.
  • Safety & Security Collaboration: Partner closely with Property Management and Security teams on building automation, fire/life safety equipment maintenance, and emergency disaster planning.

3. Vendor Administration & Logistics
  • Contract Management: Administer outside maintenance and repair contracts, ensuring maximum vendor value, schedule compliance, and strict adherence to scopes.
  • Regulatory Liaison: Coordinate and lead mandatory facility inspections with local and state regulatory agencies (e.g., Fire Marshal, Elevator/Escalator compliance, and electrical/plumbing boards).
  • Inventory Governance: Manage and audit the repository of maintenance materials, tools, and supplies, recommending necessary asset and equipment upgrades to support the department.

Requirements
What You Bring to the Table
Experience & Education
  • Proven Tenure: 7 to 10 years of progressive physical plant maintenance or commercial engineering experience at a management or supervisory level.
  • Asset Specialty: Demonstrated success operating within a high-traffic regional shopping center, lifestyle center, or complex, multi-tiered mixed-use asset.
  • Academic Background: High School Diploma or equivalent (GED) is required; technical or vocational degrees are highly valued.
  • Certifications: HVAC/EPA Universal and advanced trade certifications are highly desired, or the explicit capability to obtain them shortly after hire.

Technical & Professional Mastery
  • Engineering Breadth: Complete proficiency across commercial electrical distribution, plumbing networks, mechanical engineering, automated building controls (BMS), welding, painting, and carpentry.
  • Digital Literacy: Proficient with Microsoft Office / Office 365 and industry-specific platforms, including advanced Building Management Systems and automated Work Order Systems.

Personal Attributes & Demands
  • Autonomy: A self-starter capable of executing large-scale infrastructure projects independently with limited corporate supervision.
  • Physical Capabilities: Ability to stand, walk, or sit for extended intervals; climb, squat, kneel, and crouch; and move up to 50 pounds unassisted across varied indoor and outdoor weather conditions.
  • Availability: Commitment to working flexible shifts as needed, including nights and weekends, and remaining on-call to address property emergencies during non-scheduled hours.
