Position Summary

We're looking to add an Analyst to our Asset Management team at RPM Living. This role will work directly with ownership and operations to drive property performance - including financial analysis, business plan execution, and investor reporting across a multifamily portfolio.

Responsibilities
  • Analyze monthly property-level financials, including revenue, expenses, NOI, occupancy, leasing velocity, and concessions.
  • Perform variance analysis against budget, prior year, and underwriting assumptions.
  • Build and maintain detailed property-level cash flow models.
  • Assist in annual budgeting and quarterly reforecasting processes.
  • Support execution of business plans for stabilized and value-add assets.
  • Analyze rent growth, lease trade-outs, expense ratios, and market positioning.
  • Identify operational improvement opportunities to increase NOI and property value.
  • Evaluate capital improvement initiatives and ROI on renovation programs.
  • Track CapEx budgets and project timelines.
  • Analyze renovation premiums and absorption trends.
  • Assist in refinancing and disposition analysis, including hold/sell modeling.
  • Conduct market research on supply, demand, rent trends, and competitive properties.
  • Support due diligence for acquisitions and dispositions.
  • Prepare monthly and quarterly investor reports.
  • Create dashboards and presentations for internal investment committee meetings.
  • Ensure accuracy and integrity of portfolio performance data.
Education and Experience
  • Bachelor's degree in Finance, Real Estate, Economics, Accounting, or related field.
  • 1-2 years of experience in multifamily asset management, acquisitions, real estate private equity, or commercial real estate finance.
  • Experience and familiarity with using AI technologies in day to day work 
  • Experience working with institutional or private equity investors preferred.
  • Advanced Excel proficiency (required).
  • Experience with Yardi, Apartment IQ, Costar, and Revenue Management, or similar property management systems preferred.
  • Understanding of waterfall structures, debt terms, and capital stack modeling.
  • Strong financial and analytical capabilities.
  • Detail-oriented with high accuracy standards.
  • Ability to synthesize complex financial data into strategic recommendations.
  • Effective communicator with cross-functional collaboration skills.
  • Self-motivated and comfortable working in a fast-paced environment.

Physical Requirements:

  • May be required to sit or stand for extended periods of time
  • Must be able to read documents, computer screens and data
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
  • Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:

  • This is an in office role, requiring the associate to work in our corporate office 5 days per week.
  • The office is an open setting which may include bright lights, constant noises and distractions.
