Location: Salem, OR

Job Type: Full-Time

In Person Schedule: Monday–Friday, 40 hours per week

Compensation: $26–$27.50 per hour DOE

Position Summary

We're seeking an experienced Affordable Housing Community Manager to oversee the daily operations of a community in the Salem, OR. This role is responsible for property operations, affordable housing compliance, leasing, resident relations, financial performance, and team leadership.

The ideal candidate has a solid understanding of affordable housing regulations (HUD), enjoys navigating the certification process, and takes pride in keeping the community operating smoothly, efficiently, and in full compliance. Key Responsibilities
  • Oversee daily property operations and team performance.
  • Ensure compliance with HUD, LIHTC, and other affordable housing programs.
  • Manage certifications, recertifications, leasing, and occupancy.
  • Provide outstanding customer service to residents and prospects.
  • Oversee rent collections, accounts payable, and financial reporting.
  • Coordinate maintenance and conduct regular property inspections.
  • Analyze budgets, reports, and ledgers to support property performance.
  • Maintain accurate records using property management software.
QualificationsEducation
  • High school diploma or equivalent required.
  • College coursework or real estate education preferred.
Experience
  • Three or more years of property management experience preferred.
  • Two or more years in a supervisory or community management role.
  • HUD experience required.
Skills
  • Proficient in Microsoft Office (Excel, Word, Outlook).
  • Experience with ResMan, RealPage, OneSite, or similar software preferred.
  • Strong communication, organization, and customer service skills.
  • Excellent time management and problem-solving abilities.
  • Ability to analyze financial reports and prioritize competing responsibilities.
  • Comfortable working independently and as part of a team.
  • Ability to inspect the property and show apartment homes.
