Job Summary
The Area Construction Manager - High Density (HD) is responsible for supervising Assistant Construction Managers, Construction Managers and/or Senior Construction Managers while managing and overseeing all the construction activities for high-density construction projects (condominium developments) within their assigned area (multiple communities). The construction projects are of considerable diversity and complexity and the work includes reviewing designs, construction drawings, specifications and contract documents, resolving construction contract disputes, and rendering final inspection and approval of completed construction work. Monitors all productivity and quality related activities, mentors, trains and supervises construction team to ensure adherence to company policy and procedure expectations.

This position requires onsite attendance 5 days per week at assigned communities in the Bridgewater, New Jersey area.

Primary Job Responsibilities

  • Manage and direct all aspects of construction for assigned communities.

  • Manage any escalated customer experience challenges and coach/mentor Construction Managers and Senior Construction Managers to drive continuous improvement.

  • Ensure all Pulte policy and process expectations are being fully adhered to in assigned communities.

  • Develop and ensure adherence to community budgets and validate costs for assigned communities.

  • Review architectural designs and construction drawings to ensure they comply with all local, state, and national building codes, life safety codes, accessibility regulations, and zoning regulations. Provide final review and approval of all projects.

  • Manage quality control processes according to safety and Storm Water Pollution Prevention Plan programs and policies.

  • Manage customer, trade partner, and municipal relationships.

  • Collaborate with Procurement, Resource Planning, Sales, Product Development, Process Improvement/Warranty, and Land personnel to achieve primary responsibilities.

  • Ensure job site cleanliness and safety.

  • Oversee and resolve escalated issues/conflicts related to daily construction activities (e.g., trade partner contracts, work orders, job progress, design).

  • Conduct community reviews to ensure all Pulte Quality standards meet expectations. Direct work as needed.

  • Negotiate, create, and authorize field purchase orders for materials and labor resources as needed.

  • Ensure all homes within assigned communities are completed in adherence to the construction schedule and specifications.

  • Conducts all business in a professional and ethical manner.

  • Meet established division goals and metrics for productivity, quality, and budgets in assigned communities.

  • Work with other functional departments to ensure open communication on all matters; develop a strong culture of open communication and continuous improvement.

  • Perform other duties as assigned.

Physical Requirements

  • Position involves sitting, standing, driving, and/or movement, the ability to exert a minimal force of up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull, and otherwise move objects. Must be able to climb ladders, scaffolding, and other means to reach and observe all areas of the building. Ability to work in various weather conditions - heat, rain, cold, etc.

Pay Information

$145,000 - $175,000 annually
Hired applicant will be eligible to receive an annual bonus.

General Description of Benefits

In addition to up to 9 paid company holidays per year, employees are eligible for up to 6 days of sick pay. Moreover, eligible employees with less than 10 years of service can accrue up to 17 PTO days per year (and up to 22 PTO days per year upon 10 or more years of service).

Employees are eligible to participate in the Company's 401(k) Plan. Employees (and their eligible dependents) are eligible for medical, dental, and vision insurance coverage. Employees are covered by company-paid disability, basic life insurance and parental leave. Voluntary insurance coverage options, including critical illness, accident, and hospital indemnity, are also available. In addition, the Company offers an Employee Assistance Program and tuition reimbursement (as applicable). Employees may also be eligible for state required benefits such as paid family and medical leave insurance and/or paid sick time as applicable.
