Maintenance Technician

Location: Clarksville, TN
Pay Range: $25 – $30 per hour (based on qualifications)
Schedule: Full-Time, On-Call Rotation Required

Position Overview

Millan Enterprises is looking to employ a Maintenance Technician with knowledge of residential building trades, cleaning procedures, and maintenance. The ideal candidate will display fantastic organizational and time management skills, natural leadership, and excellent communication with a great eye for detail.

To ensure success, a Maintenance Technician should display strong problem-solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, and cleaning. Top candidates will be fantastic at building and equipment maintenance procedures and have knowledge of health and safety regulations and practices.

Each Maintenance Technician will be assigned a portfolio of properties and will work directly with a designated Property Manager. Much of the Technician's priorities and day-to-day decision-making will go hand-in-hand with the Property Manager, ensuring the portfolio is maintained to Millan's high standards. While your portfolio will be your primary responsibility, you must also remain flexible to assist with additional work orders across other properties based on skillset, urgency, or operational need.

Key Responsibilities

Portfolio & Property Manager Collaboration

  • Take ownership of an assigned portfolio of properties and work closely with the designated Property Manager
  • Partner with the Property Manager to determine priorities, scheduling, and expectations for repairs, turns, and preventative maintenance
  • Keep the Property Manager updated on all open work orders, progress, and completion timelines
  • Document all work thoroughly in AppFolio, including notes, pictures, and status updates

Maintenance Work Orders

  • Observe and note potential issues that need to be addressed through a work order
  • Upon notification of work order, contact the tenant to assess the situation and complete the repair
  • Update Maintenance Coordinator for additional support or status (complete or in progress)
  • Perform routine and scheduled maintenance across multiple properties
  • Perform repairs, installations of fixtures and appliances, and replacement of damaged systems
  • Diagnose and repair problems with building heat & air, electricity, and water systems
  • Repair and unclog toilets, sinks, bathtubs, showers, and exterior drains
  • Replace carpets and wooden floors
  • Install and repair wires, plugs, and switches
  • Be available to support additional maintenance team members as needed

Building Envelope (Preventive Maintenance)

  • Evaluate each property yearly for preventative maintenance needs and build a scope of work for the maintenance supervisor
  • Repair/replace loose siding, soffit, or shingles
  • Assess and enter work orders for extensive damage or replacement
  • Repair or enter work orders for gutter, downspout, window, and exterior drainage issues
  • Replace damaged or missing window screens
  • Pressure wash siding, gutters, and hard surfaces
  • Update hardware when needed
  • Replace exterior light bulbs on multifamily properties
  • Repair exterior damage and touch up paint when necessary

On-Call Rotation

  • Able to be on an on-call rotation, responding to after-hours emergency issues
  • Able to receive and respond to 3rd party text and calls after hours

Other Duties

  • Perform other duties and jobs as assigned

Qualifications

  • Minimum of three (3) years experience in property maintenance or related work
  • HVAC, CMRP, or equivalent certification is a plus
  • OSHA 10 or 30 preferred
  • Education or training in any construction-related activity is a plus
  • Available for after-hours and weekend work when required
  • Reliable transportation
  • Strong teamwork and communication skills
  • Excellent time management skills
  • Comprehensive maintenance knowledge and ability to problem-solve
  • Valid Driver's License (required to operate Millan Enterprises vehicles)

Work Environment

Employees could be exposed to rain, snow, and extreme heat or cold. Employees should be able to lift items up to 75 lbs, climb ladders, and operate machinery for extended periods of time.
