Essential Job Functions:

  • Oversee the overall maintenance operations for the property. This includes scheduling and fulfilling all preventative maintenance duties as well as ensuring that all customer issues are responded to in an appropriate and timely manner.
  • Schedule all preventative maintenance activities and ensure records are updated regarding these activities.
  • Hire, train, motivate, supervise, evaluate, and provide when necessary disciplinary plans for direct reports including maintenance, grounds, and/or housekeeping technicians.
  • Provide excellent customer service by ensuring all customer requests for maintenance support are fulfilled. This includes timely and responsive resolution to issues.
  • Perform and ensure that emergency service requests (after-hour emergency calls) and property disasters (fires, floods, freezes, etc.) are responded to appropriately.
  • Perform and ensure team member(s) complete all maintenance work orders within assigned timeframe and make most apartments ready within five (5) business days of vacancy.
  • Overall responsibility for maintenance expense budget.
  • Must maintain stock and order parts in a timely manner.

Qualifications:

  • Technical school, High School Diploma or G.E.D. preferred.
  • Minimum five (5) years' experience in maintenance or equivalent field. Minimum two (2) years' experience supervising others preferred.
  • Must be EPA certified. CAMT and CPO certifications preferred.
  • Must be authorized to work in the US without company sponsorship.
  • Valid driver's license preferred. Must have reliable transportation.
  • Ability to pass a criminal background check is required.
  • Must be willing to work on an on-call rotation.
