Job description

As the Director of Construction of Sigma Build, LLC, you will have the opportunity to create, plan, implement, drive, and lead the newly formed in-house, Lean general contracting business for Alpha Residential. The role reports directly to the SVP and partners with the Executive Team on strategic and planning matters. It directly assists the Development teams on tactical issues related to pre-construction and construction on all internally developed communities. This is a newly created role due to expansion. The Director of Construction must be a hands-on, roll-up-your-sleeves leader with a passion to develop people, and you should enjoy a continuously improving environment.
Responsibilities:
  • Manage and implement the policies, processes, and practices with the SVP for a first-class Lean general contractor.
  • Lead, develop, evaluate, and maintain the successful performance of the Sigma Build Project teams, ensuring they function cohesively in satisfying business goals and needs.
  • Partner alongside SVP on strategic initiatives, decision-making, business processes, and technologies for the company, serving as a general contracting subject matter expert.
  • Monitor the construction progress of ongoing projects to ensure that each project is adequately and functionally staffed.
  • Review all project monthly progress reports with assigned Project Manager(s)
  • Review all project schedules with Project Managers regularly to ensure that projects remain on schedule, if not ahead of schedule.
  • Always monitor site project safety for all projects
  • Perform pre-construction services along with the SVP for assigned projects
  • Perform Subcontractors/Vendors outreach and networking from time to time on behalf of Sigma Build, LLC
  • Execute, report, analyze, and ensure that construction projects are delivered in accordance with Sigma Build standards for quality, schedule, safety, and cost.
  • Ability to "pinch-hit" for Project Managers and other staff members when and as needed from time to time.
  • Perform other duties as assigned.

Qualifications and Requirements:
  • BS in Architecture, Construction, Construction Management, or similar; MBA is a plus
  • 7+ years in progressively responsible construction leadership roles; 2+ years as a Director of Multi-family and Corporate for a general contractor
  • Required licensing, registration in OH, TN and/or PA. National license such as NASCLA highly desirable
  • 7+ years of multi-family real estate experience required; garden and mid-rise experience preferred
  • A significant level of integrity, trust, discipline, diplomacy, and relationship building
  • Proven leader with ability to mentor and develop a high performing construction organization
  • Track record of success facilitating progressive organizational change during growth stage
  • Exceptional and impeccable written, oral, analytical, interpersonal and presentation skills
  • Expert knowledge in managing a construction business, including risk management, Lean construction, planning, logistics, supply chain, schedule, bids, procurement, and project management
  • Advanced skills with construction management software, BIM, Primavera (P6), Procore Certifications, Microsoft Project, and general business applications
  • Skills and ability to identify problems, recommend data-driven solutions, and exercise sound judgment
  • Proven track record implementing Lean processes in construction
  • Experience with government-funded projects with certified payroll requirements is desirable but not required
