Job Description

We are looking for a Regional Director of Service & Construction to join our Asset Quality and Service team supporting our Operations teams in Atlanta, GA

Leadership role

  • Leadership and supervisory roles in Service & Construction for a large, potentially multi-state portfolio. 
  • Reports directly to Regional Vice President of Service and Construction.  
  • Specific areas of ownership and expertise include but are not limited to operations support, support of and education in adherence to property P&L, support of CNOI, expense and CSAT goal metrics and team member development.  
  • Leadership and supervisory roles in project management, construction management, design build oversight, contracting, vendor management, budgeting, casualty response, insurance claim oversight, EH&S support. 
  • Directs and coordinates other regional service and construction directors. Responsible for implementing and coordinating policies, programs, and operating procedures and standards as required to assure that property assets are preserved through sound maintenance, construction, and rehabilitation procedures. 

Where You Will Work 

  • This role will be based out of the Atlanta area and require regular travel to all communities within and around the market. 
  • Required to work in person out of a regional office, with 4 to 5 days per week spent in the field walking sites and engaging operations and service teams, vendors, etc.  
  • Occasional remote work is allowed. 
  • The ability to travel frequently and at times for extended periods is required during the normal course of business.  
  • Must also be available for emergency response, remote or in person, for all regional properties in the event of (not limited to) fire, flood, major storms, significant property damage, or loss of critical systems such as power, domestic water supply, HVAC or electricity.

What You Will Do 

Essential Functions:   

  • Supports operations and construction from a leadership level with complete understanding of property budgets, P&Ls, KPIs, systems (Entrata, Coupa, Brivo, SmartRent), and reporting.   Frequently engages in person and remotely with property and regional operations team members including CMs, SMs, GMs, RPMs, VPs, DOOs and AFOs. 
  • Frequent and recurring travel to properties throughout the region of responsibility required.  Travel to national level meetings required. 
  • Heavily engaged in development of internal bench for SM, ASM, Directors of Service and Construction.
  • Supports acquisition, transition and disposition processes including PCA review, on-site inspections, and budget development. 
  • Post acquisition leadership and oversight of "AIR Edge" and other large-scale renovations or upgrades. 
  • Leads Directors to ensure proper execution of all jurisdictional, lender, or code mandated activities including but not limited to (REAC, MOR, 40-year, Facade, Balcony, SCEP).
  • Coordinates, oversees, and reports out on the activities of the Directors of Service and Construction in the region to assure that projects are completed within prescribed schedules and budgets, and are in compliance with federal, state, and local regulations.
  • Reviews project plans and bids submitted by Directors for scheduling, procedures, staffing and funding requirements, and conformance to annual budgets. 
  • Reviews and approves contract documents submitted by Directors, executes construction contracts within signing limits. 
  • Works with Directors, consultants, architects, contractors, and suppliers to resolve construction problems and improve construction methods.
  • Compiles annual CAPEX/CE/MPE budgets for consideration in annual budget reviews.  Supports annual R&M and COE budget generation and execution. 
  • The ability to navigate POWER BI, Asana and MS EXCEL is required as is the ability to generate basic financial (IRR) analysis.
  • Aggregation, quality assurance, and communication of all regional performance metrics and indicators.   Frequent and recurring updates on financial and schedule adherence, project or program progress, and opportunities.
Qualifications

What You Bring

  • Degree in construction management, property operations, architecture, or related field preferred.
  • 5-8 years of experience managing construction projects and multifamily operations. 
  • Ability to aggregate, organize, and effectively communicate real time performance data in concise and actionable terms to senior leadership is a must.
