Green Street News is the leading source of commercial real estate intelligence, reaching senior decision-makers across our North American titles - CMA, REA, ABA, and Canada News - alongside a broader international portfolio (EU, Australia, and GS Infrastructure News). This role's remit is North America: the US and Canadian publications. We are in the midst of a transformation of our US titles - evolving from a weekly PDF newsletter into a daily, digital-first publishing platform with new ad formats, real-time engagement data, and expanding revenue streams.
We are hiring an Advertising Sales Manager to step into a high-performing book of business - built over many years consistently generating $1M+ in annual revenue - and to grow it further as our platform evolves. This is a rare opportunity for an ambitious, established seller who can both protect and expand an existing PDF-era advertiser base while pioneering the digital ad products that will define GSN's next chapter.

Job Responsibilities
Manage and Grow an Existing Book of Business
  • Own and retain a portfolio of established advertiser relationships built around GSN's North American (US and Canada) weekly PDF publications, while identifying upsell and renewal opportunities
  • Maintain the relationship depth, service quality, and trust that have made this book a consistent $1M+ performer

The Shift to Digital Revenue
  • Sell new digital ad products as GSN's US titles transition to daily, web-based publishing - including site placements and sponsored bulletins
  • Translate engagement and audience data from the new digital platform into compelling, ROI-based pitches for both legacy and new advertisers
  • Partner with Marketing and Editorial to help shape new ad formats and pricing as the digital product roadmap develops
  • Collaborate cross-functionally across publications and business units to surface market insight and share what's working

Prospect and Close New Business
  • Build and execute structured outbound cadences across phone, email, and social to engage advertiser prospects within GSN's Ideal Customer Profile
  • Leverage AI-powered prospecting tools and sales intelligence platforms to identify and engage high-value B2B target accounts at scale
  • Maintain a high-volume, accurately forecasted pipeline with disciplined CRM hygiene

Candidate Profile
  • 5+ years of B2B advertising or media sales experience, with a proven track record of meeting or exceeding $1M+ in annual quota
  • Demonstrated ability to manage and grow long-term client relationships, not just close transactional deals
  • Comfortable operating in a hybrid environment - confidently selling a legacy PDF product while championing the shift to a digital-first model
  • Fluency with a modern sales tech stack, including CRM, sales engagement platforms, AI-assisted prospecting tools, and intent/signal data providers
  • Commercial real estate familiarity is a plus, but not required - strong domain learners are encouraged to apply
  • Bachelor's degree preferred, or equivalent professional experience and proven performance
  • Hybrid schedule - 3 collaborative in-person days per week at our New York office, with accommodations available for diverse accessibility needs

Compensation, Benefits and Work Authorization
In addition to the posted base salary range, this position is eligible for commission and benefits (subject to eligibility requirements) listed here. Total compensation is based on several factors including, but not limited to, type of position, location, education level, work experience, and certifications.
