JOB DESCRIPTION:
POSITION PURPOSE
The Real Estate Lease Administration Analyst oversees lease administration activities and rent-related payments for Andersen's real estate portfolio. This role ensures financial accuracy, lease compliance, and strong landlord relationships while supporting cross-functional partners and strategic real estate initiatives.
POSITION RESPONSIBILITIES
Manage rent and rent-related payments for Andersen's real estate portfolio, currently encompassing over 11 million square feet of manufacturing, warehouse, office, and retail space.
  • Review invoices for compliance with lease obligations and prepare for monthly issuance of rent payments.
  • Lead annual audits of lease expenses and resolve landlord reconciliations through verification of costs and negotiation of terms.
  • Develop annual projections for rent and related occupancy costs.
  • Develop and report key rent metrics and other data pertaining to lease obligations to Finance that support FASB compliance.

Create and analyze financial cash flow and P&L models to assess the projected impact of real estate transaction scenarios and to build negotiation strategies and business cases for project teams.

Develop, maintain and analyze key real estate portfolio metrics that support business and operational business objectives. Provide accurate and timely data and reporting to Risk Management, Finance, Sustainability, Environmental, Facilities, Communications, Transportation, Human Resources and the Business Teams.

Build and maintain relationships with landlords and property managers, often serving as the primary point of contact for the business relationship.
  • Review lease agreements for landlord and tenant responsibilities to determine compliance.
  • Lead communications with landlords and internal project partners regarding repair and issue resolution related to lease obligations.
  • Identify and engage additional internal resources as appropriate.

Oversee leased and owned-property records management (electronic and paper records) to ensure continuous accuracy of data, including oversight of external lease administration service providers. Track upcoming lease expirations and other key actionable dates.

Partner with the Director of Real Estate Services to manage leased and owned real estate assets. Build and maintain positive working relationships with internal business leaders, landlords, and service providers.

Manage the day-to-day activities of the Goodyear Crossing Industrial Park Association, including recommendation of an annual budget, collecting dues payments, overseeing the payment of expenses, supporting Association annual meetings, and leading architectural property change requests through the approval process.

MINIMUM QUALIFICATION, SKILL AND/OR COMPETENCY REQUIREMENTS
  • Bachelor's degree in real estate, property management, business administration, finance, accounting, or related field - or equivalent relevant experience
  • Demonstrated experience in lease administration, real estate operations, property management, or finance
  • Strong interpersonal, customer service, and collaboration skills in a fast-paced, multi-priority environment
  • Ability to work independently, prioritize effectively, make decisions and escalate issues appropriately
  • Proven analytical, reasoning, problem-solving, and communication skills
  • Experience with financial modeling preferred
  • Strong influencing skills with the ability to work across functions and organizational levels
  • Proficiency in Microsoft Word, Excel, and PowerPoint
  • Experience in a Lease Administration or Account Payable system preferred
PAY RANGE:
$78,824.00 - $122,176.00

PROFIT SHARING: In 2026 Andersen has set a profit-sharing target of $3,600 per eligible employee, prorated as appropriate.
