Land Acquisition Manager/Acquisition Manager

Location: Houston, TX | On-Site/Local Market Role

This Houston-based luxury custom home builder specializes in high-end residential construction in established, desirable neighborhoods. The company builds architect-designed homes with a refined process, strong client experience, and a focus on quality, transparency, and long-term growth. This opportunity is with an established Houston-based luxury custom home builder.

We are seeking a driven, resourceful Land Acquisition Manager to source, analyze, negotiate, and secure residential teardown and lot acquisition opportunities across key Houston sub-markets. This role requires proactive business development, relationship-building, and acquisition sourcing. MLS is part of the strategy, but success in this role will come from proactive outreach, creative sourcing, relationship-building, and consistent deal conversion.


Key Responsibilities

  • Identify and evaluate new residential real estate opportunities that align with the company's growth goals and target markets.
  • Research Houston-area neighborhoods, pricing trends, comparable sales, and market conditions to support smart acquisition decisions.
  • Build relationships with real estate agents, brokers, property owners, referral partners, and other industry contacts to create a steady flow of opportunities.
  • Review potential properties for feasibility, value, risk, and overall fit with the company's construction and development strategy.
  • Prepare financial summaries, deal analyses, and acquisition recommendations for leadership review.
  • Communicate professionally with sellers, agents, and outside partners throughout the opportunity review and negotiation process.
  • Assist with purchase offers, contract details, due diligence items, and transaction coordination through closing.
  • Maintain accurate records of opportunities, outreach, follow-up, and deal status in the company's CRM or tracking system.
  • Collaborate with internal team members to understand project scope, budget considerations, timelines, and handoff needs.
  • Attend networking events, market meetings, and industry gatherings to expand relationships and uncover future opportunities.
  • Track activity, pipeline progress, and acquisition results, providing regular updates to leadership.
  • Support additional real estate, market research, and acquisition-related tasks as needed.


Qualifications

  • 5-8+ years of experience in real estate acquisition, land acquisition, investment sales, real estate development, brokerage, or a closely related role.
  • Strong negotiation, sales, and relationship-building skills.
  • Proven ability to source off-market opportunities through outreach and networking.
  • Strong understanding of Houston residential neighborhoods and infill markets preferred.
  • Comfortable speaking directly with homeowners and families with empathy, professionalism, and trust.
  • Able to analyze deals, run comps, review margins, and assess risk using Excel.
  • Organized and detail-oriented enough to manage a pipeline, track follow-up, and maintain clean CRM records.
  • Hungry, proactive, and persistent
  • Comfortable conducting in-person outreach, networking, phone prospecting, and relationship-building activities throughout the Houston market. 
  • Must reside in the Houston metropolitan area
  • Any relocation must be completed prior to start date


Pay and Benefits

  • Full-time, W-2 Employment
  • Base Salary: $60,000 annually.
  • Eligible for performance-based incentive compensation tied to completed acquisitions and company-defined acquisition goals.
