They often work in real estate, mergers and acquisitions, or procurement, negotiating deals and ensuring that acquisitions align with company goals and budgets. Their duties typically include market research, due diligence, contract negotiation, and relationship management. Acquisition Agents play a key role in helping businesses expand and achieve strategic growth.

What are the key skills and qualifications needed to thrive as an acquisition agent?

To thrive as an Acquisition Agent, you need strong negotiation skills, a solid understanding of real estate or asset acquisition processes, and often a relevant degree or licensure. These competencies are vital for effectively sourcing, evaluating, and securing valuable assets to drive business growth.

Job description

Acquisition Agent

Atlanta, Georgia | 1 Glenlake Pkwy NE

The Opportunity

Sentinel Real Estate Investments is a privately held real estate investment brokerage founded in 2018 by Sam Elliott. We acquire and sell distressed residential real estate, including single-family homes, townhouses, condominiums, and small 1–4 unit multifamily properties.

We are a small, entrepreneurial company with significant room for growth. This position offers the opportunity to work directly with management, take on meaningful responsibility, and grow with the company. We are looking for an ambitious individual who wants to build a career in real estate acquisitions and is willing to be measured by results.

The Role

The Acquisition Agent is responsible for building a pipeline of potential acquisitions and taking opportunities from initial contact through closing.

Responsibilities include:

  • Prospecting for potential investment opportunities
  • Speaking directly with property owners
  • Evaluating properties and investment potential
  • Analyzing acquisition costs and projected returns
  • Negotiating purchase prices and transaction terms
  • Managing opportunities through closing
  • Working directly with management on investment decisions
  • Maintaining a consistent pipeline of prospective acquisitions

Prior acquisition experience is not required. Work ethic, persistence, communication skills, intelligence, and the ability to learn quickly are more important.

Compensation

  • $2,500/month guaranteed for the first six months
  • 28.5% of net profit on each transaction originated and closed by the agent
  • $2,000 of the commission paid upon acquisition
  • Remaining commission paid after the property is sold and profits are collected
  • Example: A deal generating $25,000 in net profit produces $7,125 in commission
  • High-performing agents have the potential to earn $100,000–$200,000+ annually
  • No defined ceiling on compensation

Your long-term earning potential is directly tied to the profitability and volume of the transactions you generate.

Expectations

Real estate acquisitions is a competitive business, and the first year is demanding. Building a pipeline, developing relationships with sellers, learning to evaluate opportunities, negotiating effectively, and consistently finding profitable deals takes time and persistence. This is not a typical 9-to-5 position. Building a successful pipeline may require long hours, early mornings, evenings, and weekends, particularly during the first year. We are looking for people with the discipline and ambition to stay focused when results aren't immediate.

Culture

Sentinel is a small team, and culture matters. We work hard and play hard together. When we're working, we expect everyone to be focused, accountable, and committed to getting results. Outside of work, we enjoy spending time together and celebrating the wins along the way. The office has a trading-floor-style environment—fast-paced, competitive, collaborative, and focused on execution. Because we are a small company, there is limited bureaucracy and significant access to management. Strong performers can take on responsibility quickly and have a direct impact on the company's growth.

Career Growth

Our goal is to promote successful people from within the organization.

Acquisition Agent → Assistant Manager → Manager

Advancement is based on performance, judgment, leadership ability, and contribution to the company. Managers will have the opportunity to lead acquisition teams and participate in company profit sharing.

What We Offer

The primary opportunity is to build a high-income career in real estate acquisitions with compensation directly tied to your performance.

We also recognize exceptional performance through:

  • Annual company trips to Florida and other destinations
  • Porsche 911 track-day experiences
  • New suits and professional attire
  • Dinner for two at your favorite Atlanta steakhouse
  • High-end drones
  • Other performance-based rewards

These are part of the culture—not the reason to take the job.

Real Estate License

A Georgia real estate license is required before you can begin working in the office.

If we make you an offer and you are not currently licensed, Sentinel will pay for you to obtain your Georgia real estate license.

Who Should Apply

This position is best suited for someone who:

  • Is highly ambitious and financially motivated
  • Has a strong work ethic and competitive nature
  • Handles rejection well
  • Is willing to work long hours when necessary
  • Is willing to work evenings and weekends to build a pipeline
  • Communicates confidently and negotiates effectively
  • Takes ownership of their results
  • Wants to build a long-term career rather than simply find a job

If you want a predictable 9-to-5, this is probably not the right opportunity.

If you're willing to put in the work, develop your skills, and take responsibility for your results, Sentinel offers the opportunity to build a significant career with substantial earning potential.
