This is an in-house consultative sales and mortgage strategy role on behalf of the Loan Originator who is the Broker/Owner.

We are seeking a driven and detail-oriented Loan Partner 2 Pre-Approval Specialist to manage borrower prequalification, pre-approvals, and pipeline execution for a high-performing Mortgage Broker team. The LP2 role plays a critical role in ensuring loans are structured properly, communicated clearly, and closed on time. This team member works closely with the Loan Officer, borrowers, processors, underwriters, and third-party partners to maintain 95%+ on-time closings while delivering a concierge-level borrower and referral partner experience.

Compensation - $65,000 - $75,000 with the ability to earn $150,000 - $200,000, including sales bonuses

Responsibilities:

Essential Duties of this Position

Prequalify

  • Engage in consultative sales and mortgage strategy conversations with Investors to help assess general borrower readiness and scenario viability

  • Advise on DSCR and Non-QM investor loans, and solve loan puzzles in real time

  • Answer client and referral partner questions

  • Communicate effectively with all referral partners (Realtors, financial advisors, builders, and other partners) using clear, accurate, and compliant language

Pre-Approve

  • Accurately pre-approve qualified borrowers

  • Prepare payment and scenario requests

  • Proactively engage pre-approved buyers

  • Communicate effectively with referral partners 

Pipeline Management

  • Onboard all new contracts for rate lock consultation

  • Submit applications to processing for disclosures

  • Execute borrower updates, pre-closing, and funding calls

  • Perform daily pipeline “gauge checks”

  • Attend pipeline meetings and milestone reviews

  • Deliver consistent borrower and Realtor updates

  • Review Closing Disclosures for accuracy

  • Conduct pre-closing and congratulatory funding calls

  • Provide post-closing support and urgent after-hours assistance

 Additional Role Expectations

  • Maintain high professionalism in all written and verbal communication

  • Act as a concierge between borrowers and business partners

  • Consistently exceed borrower and referral partner expectations


Qualifications:
  • Ability to conduct consultative sales and mortgage strategy conversations with investors to assess borrower readiness and scenario viability

  • 3-5 years of experience as a Mortgage Loan Officer Assistant or Loan Originator

  • Active NMLS license and licensed in at least one of these states: Georgia, Florida, California, Texas, Arizona

  • Proficient in DU/DO, LP, and investor guidelines

  • Experience with major LOS platforms

  • Strong verbal and written communication skills

  • Excellent organization, prioritization, and time management

  • Great at collaborating and communicating with the team daily

  • Completion of regulatory and compliance training

  • Non-QM and DSCR knowledge is a Plus+

  • Bilingual (Spanish and English) is a Plus+

  • Broker experience is a Plus+
