Job description

UDR, Inc. is now hiring a Redevelopment Construction Analyst to join our team at our corporate office in Highlands Ranch.

GENERAL SUMMARY OF DUTIES: Supports the Redevelopment team in researching, managing, and executing redevelopment opportunities for existing or newly acquired assets.  

SUPERVISION RECEIVED:  Reports to Director or Senior Director - Redevelopment    

SUPERVISION EXERCISED:  N/A

ESSENTIAL FUNCTIONS:  

1. Analyze property financial statements and rent rolls. Assist as needed with comp selection and submarket rent analysis. Conduct research and interpret market information that can directly impact the value of a project.

2. Create and improve financial models for all necessary analysis. 

3. Compile weekly, monthly, and quarterly department reports, including pipeline/deal tracking reports.

4. Assist project manager(s) in the preparation/management of project budgets and schedules.

5. Maintain project trackers for Marketing and Operations departments.

6. Maintain renovation forecasts / reforecasts in consultation with supervisor, department head, and Operations.

7. Maintain and provide updated spend curve estimates for all ongoing projects.

8. Assist in establishing performance tracking models for all ongoing redevelopments.

9. Prepare financial modeling for redevelopment opportunities to newly acquired or existing assets.

10. Maintain communication with project manager(s) and assistant project manager(s) to understand project status and flag potential impacts to schedule and budget. Assist as needed with bid evaluations and contractor selection.

11. Assist with the underwriting of special projects, including but not limited to ESG initiatives and EV charging installations. Support the special projects manager(s) with budgeting, scheduling, and general project management.

12. Perform analysis of past CapEx and ROI projects in order to more accurately underwrite and benchmark redevelopment projects.

13. If necessary, be willing and able to assist project manager(s) with on-site responsibilities, including but not limited to project coordination, project management, meetings with UDR personnel/construction and design team, and project close-out.

14. Perform other duties as assigned or as necessary                                   

EDUCATION AND EXPERIENCE:

1. Bachelor’s degree in real estate, finance, construction management, or business major in a related field; or equivalent combination of education and experience required.

2. Demonstrated analytics experience through educational or work experience.

3. Real estate and/or multi-family experience preferred.

4. Must possess basic understanding of architectural design and construction.
