Job description

SUMMARY OF POSITION
The Groundskeeper supports the daily operational needs of ALCO Management by maintaining the cleanliness, safety, and overall appearance of assigned properties.
This role is responsible for the upkeep of exterior grounds and common areas, assisting the Maintenance team with general tasks, and ensuring the community environment remains clean, safe, and welcoming for residents and visitors. The position requires attention to detail, reliability, and the ability to work both independently and collaboratively to uphold ALCO standards.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Grounds Maintenance & Upkeep
• Maintain the cleanliness and appearance of exterior grounds, including walkways, driveways, parking areas, and landscaping areas.
• Pick up trash and debris throughout the community, including common areas, hallways, and play areas.
• Clean and maintain dumpster and trash collection areas.
• Power sweep sidewalks, parking areas, and streets as needed.
Property Appearance & Interior Support
• Assist with cleaning and maintaining interior common spaces, including leasing office, models, hallways, vestibules, and storage areas, as directed.
• Ensure all areas of the property meet company cleanliness and safety standards.
Seasonal & Equipment Responsibilities
• Perform seasonal duties such as snow and ice removal and spreading ice melt.
• Operate and maintain equipment such as lawn mowers, edgers, blowers, and other groundskeeping tools.
Team Collaboration & Support
• Work closely with the Site Manager and Maintenance team to prioritize daily tasks.
• Interact professionally with residents, vendors, and team members.
• Perform other duties that support the operational goals of the property and organization.
QUALIFICATIONS
Education
• High school diploma or equivalent preferred.
Experience
• Entry-level role; no prior experience required.
• Previous groundskeeping or maintenance experience is a plus.
Knowledge & Skills
• Ability to follow direction and work effectively within a team environment.
• Strong attention to detail and commitment to cleanliness and safety.
• Basic communication skills (ability to read, write, and speak English).
• Ability to work outdoors in varying weather conditions.
COMPENSATION & BENEFITS
The compensation range for this position is $14.00 - $18.00 per hour. Starting pay is determined based on relevant experience, skill level, and internal equity.
In addition to base pay, eligible team members may participate in performance-based incentives where applicable.
