Job description

The Division of Real Estate & Professional Licensing is seeking candidates to fill an Investigator position. The ideal candidate will have practical knowledge &/or experience in Real Estate or related field. The investigator will:
  • Independently conduct thorough, timely investigations of complaints alleging violations of laws assigned to the Division of Real Estate & Professional Licensing. These include but are not limited to:
    -Real estate license laws (ORC 4735)
    -Real estate appraiser & appraisal management company laws (ORC 4763 & ORC 4768)
    -Home inspector laws (ORC 4764)
    -Manufactured home dealership, broker, & salesperson laws (ORC 4781)
  • Gather & assemble facts/evidence based on complaints. This will include:
    -Interviewing parties & potential witnesses to determine facts of the case
    -Reviewing all evidence & records obtained from various sources
  • Preparing memorandums of interviews & follow-up correspondence
    -Assemble evidence, records & files to write detailed investigative reports
    -Assist in the documenting, preparing & presentation of cases by legal counsel before an administrative hearing officer &/or other applicable governing boards & agencies. This may include testifying regarding investigative findings
  • Other duties include:
    -Answering inquiries from the public & regulated parties
    -Performing compliance audits on accounts, offices, &/or continuing education programs/providers
    -Visiting brokerage offices to review files and trust accounts

Qualifications
30 mos. trg. or 30 mos. investigative exp. with experience corresponding to type of complaints & alleged violations appearing in job posting/approved position description; valid driver's license.
-Or Completion of associate core program in law enforcement, criminal justice or in academic field commensurate with program area to be assigned per approved Position Description on file; 12 mos. exp. conducting investigations &/or inspections; valid driver's license.
-Or 30 mos. trg. or 30 mos. exp. as Investigator Assistant, 26210 with experience corresponding to type of complaints & alleged violations appearing in job posting/approved position description; valid driver's license.
-Or equivalent of Minimum Class Qualifications for Employment noted above.
Preferred qualifications:
-Previous experience in Real Estate or related field
-Previous professional experience in any or all of the following:
  • Investigating alleged code violations (e.g., ORC, OAC)
  • Preparing & submitting detailed investigatory reports
  • Auditing &/or compliance
