Job description

Provide Lease Administration for Capitol Equities, directly interfacing with tenants, property owners, and the facilities management team. You will be acting as the primary point of contact between tenants and management, which role requires incredible attention to detail and a self-starter who will position themselves as the team expert in lease requirements and analysis.

Duties:

Lease Administration:

  • Read and interpret complex commercial real estate leases
  • Create tenant account in property management software system, abstract key terms and dates and input into system
  • Memorialize lease commencement dates, coordinate tenant move ins and move outs with the facilities management team, monitor tenants opening for business
  • Send and receive tenant communications
  • Communicate utility transfer requirements to tenants 
  • Collect tenant COI’s
  • Collect gross sales statements from tenants

Lease Accounting:

  • Create charge schedule per tenant for monthly rent invoicing
  • Issue tenant billbacks
  • Assist with annual CAM reconciliations and complete monthly CAM GL review
  • Coordinate collection of security deposits, refund of security deposits, and reimbursement of tenant improvements
  • Coordinate collection, default, and eviction processes
  • Review 1099’s received from tenants annually
  • Reconcile tenant balance sheet accounts quarterly


Experience & Education requirements:

  • Property management software experience required
  • Commercial real estate experience required
  • Bachelor’s degree in Business, Accounting, or related-field with 2+ year’s experience
  • Proficient in MS Office products
  • Strong analytical and communication skills
