Summary

The Property Management Lead is responsible for the overall administration, availability, condition, consistency, and year-round utilization of employee housing and residential properties across AM Owner Group and its affiliated companies.

Based in Sitka, this position leads property management operations, directly supervises property management staff, and provides remote oversight of company housing and residential properties in Ketchikan and Yakutat. The Lead works closely with Facilities to ensure properties are safe, maintained, inspected, repaired, and ready for occupancy and serves as the primary point of accountability for company-wide property management operations.

Essential Duties & Responsibilities

Property Management Leadership & Port Oversight

· Maintain overall responsibility for employee housing and residential property operations across company locations and establish consistent procedures, standards, deadlines, and expectations.

· Directly supervise, train, coach, and provide day-to-day direction to Property Management staff and other employees assigned property-related responsibilities.

· Provide remote management and oversight of company housing and residential properties in Ketchikan and Yakutat, including occupancy, inspections, maintenance coordination, tenant matters, and property readiness.

· Maintain current property inventories, occupancy information, property records, housing capacity, and condition information by location.

· Coordinate with Operations and Human Resources regarding staffing levels, employee arrival/departure dates, housing demand, tenant needs, and significant property risks.

· Serve as the primary escalation point for property or housing issues that cannot be resolved locally.

· Travel to company locations as needed for seasonal readiness, inspections, property setup, maintenance coordination, or issue resolution.

Property Planning, Leasing & Year-Round Utilization

· Forecast seasonal and year-round housing needs and identify anticipated shortages or excess capacity.

· Source and evaluate housing options to meet projected workforce needs.

· Negotiate leases, renewals, extensions, rental terms, and subletting arrangements within established company authority.

· Develop and execute an off-season occupancy strategy for available company properties, including identifying and securing appropriate short-term tenants when properties are not required for employee housing.

· Coordinate short-term tenant agreements, occupancy periods, property readiness, deposits, rent, and turnover in accordance with company requirements.

· Maintain relationships with landlords, property managers, contractors, vendors, and housing providers and monitor lease dates, renewal deadlines, deposits, rental changes, and contractual requirements.

Property Readiness, Inspections & Facilities Coordination

· Ensure company-owned, leased, or managed properties are ready for occupancy before employee or short-term tenant arrival.

· Establish and monitor a consistent inspection process for occupied and vacant properties.

· Partner closely with Facilities to identify maintenance needs, prioritize repairs, coordinate preventive maintenance, and ensure issues are tracked through completion.

· Coordinate property and room turnover, including cleaning, furnishings, supplies, keys/access, utilities, inspections, and required repairs.

· Coordinate emergency or time-sensitive repairs affecting safety, habitability, or property protection.

· Monitor furnishings, appliances, supplies, and other property assets and arrange repair or replacement as needed.

Administration, Tenant Relations & Financial Controls

· Ensure housing agreements, tenant agreements, acknowledgments, rules, payroll deduction authorizations, and related property documents are current and completed.

· Maintain accurate records of occupancy, deposits, rent, payroll deductions, damages, inspections, leases, and maintenance activity.

· Prepare and submit employee housing rent deductions to Payroll and reconcile occupancy records against deductions.

· Communicate property rules, expectations, occupancy requirements, and resident responsibilities consistently.

· Resolve routine housing concerns, roommate conflicts, cleanliness issues, damages, tenant concerns, and rule violations within established authority; escalate employment-related matters to Human Resources.

· Monitor property-related expenses and provide cost, occupancy, capacity, and maintenance information for planning and budgeting.

· Coordinate with Facilities, Human Resources, Payroll, Operations, Finance, and port leadership as needed.

· Perform other related duties and special projects as assigned.

Minimum Qualifications (Knowledge, Skills, and Abilities)

· Associate degree in Business Administration, Property Management, Facilities, Hospitality, or a related field, or an equivalent combination of education and relevant experience.

· Three to five years of progressively responsible experience in property management, housing, facilities, workforce housing, hospitality, or a related field.

· Prior supervisory or team-lead experience, including demonstrated ability to direct work, coach employees, and hold team members accountable.

· Experience coordinating multiple properties, locations, or operational workstreams, including remote property oversight.

· Ability to read, understand, administer, and track leases, housing agreements, short-term tenant agreements, and related documentation.

· Strong negotiation, communication, interpersonal, organizational, and problem-solving skills.

· Ability to assess property conditions, recognize maintenance needs, and coordinate effectively with Facilities and qualified contractors.

· Proficiency with Microsoft Office and property/maintenance tracking systems.

· Valid U.S. driver’s license and ability to meet company driving requirements.

· Ability to pass required background and drug-testing requirements.
