Job description

Senior Manager of Community Development

Travel: Approximately 50% to 75%

Position Summary

The Senior Manager of Community Development leads Omni Fiber's community development team and owns residential footprint growth across assigned markets. The role is accountable for the team's unit production, for the commercial terms of the agreements the team signs, and for developing Community Development Account Executives into consistent performers. It partners closely with Network Engineering, Construction, Operations, Finance, and Marketing to convert signed agreements into revenue.

Key Responsibilities

Team leadership and performance

  • Lead, coach, and develop a team of Community Development Account Executives against monthly and quarterly unit goals.
  • Set territory priorities, manage pipeline quality, and forecast quarterly attainment.
  • Administer performance expectations, the new hire ramp program, and the corrective action process.
  • Recommend promotions and approve commission exceptions and chargeback disputes within delegated authority.

Commercial discipline

  • Negotiate and approve rights-of-entry, bulk, and marketing agreements, with authority over door fees, revenue share, and exclusivity terms.
  • Partner with Network Engineering on serviceability status and build sequencing so signed agreements convert to revenue.
  • Maintain a personal small production goal per month as you develop the team more.

Market development

  • Build senior relationships with MDU owners, property managers, developers, homeowners' associations, municipalities, and permitting authorities.
  • Identify and prioritize residential growth opportunities and recommend market strategy to senior leadership.
  • Monitor competitor activity, pricing, and construction, and report material threats.
  • Represent Omni Fiber at community, association, and industry engagements.

Required Qualifications

  • Bachelor's degree or an equivalent combination of education and experience.
  • Five or more years in business development, community development, or telecommunications sales, including negotiating agreements with property owners, developers, or municipalities.
  • Prior people-leadership experience with a quota-carrying team.
  • Working knowledge of broadband or ISP operations and the multi-dwelling unit segment.
  • Demonstrated financial literacy, including business cases, payback, and cost per acquisition.
  • Salesforce or comparable CRM proficiency.
  • Valid driver's license and a driving record meeting Company requirements.

Preferred Qualifications

  • Fiber overbuilder, ISP, cable, or utility experience.
  • Familiarity with right-of-entry, bulk billing, and permitting processes.
