Project Manager - Commercial
Position Overview
We are seeking an experienced Project Manager - Commercial to lead medium to large commercial construction projects from pre-construction through closeout. The role is responsible for delivering projects on time, on budget and to the required quality and safety standards while maintaining strong client and subcontractor relationships. The ideal candidate has hands-on commercial construction experience, proven Construction Project Manager expertise and strong scheduling skills.
Key Responsibilities

  • Lead and manage all phases of commercial construction projects including pre-construction planning, procurement, construction execution and closeout.
  • Develop, maintain and monitor project schedules using MS Project, Primavera or equivalent scheduling tools; identify and mitigate critical path risks to meet milestones.
  • Prepare and manage project budgets, forecasts and cash flow; review and approve costs, change orders and payment applications.
  • Coordinate and supervise subcontractors, vendors and on-site crews to ensure work is completed safely, on schedule and to specification.
  • Serve as primary client contact; maintain regular communication, provide progress updates and manage expectations.
  • Implement and enforce site safety programs in accordance with company policy and OSHA standards.
  • Review contract documents, drawings and specifications; facilitate constructability reviews and resolve design or scope issues.
  • Manage quality control inspections and documentation; ensure compliance with project specifications, codes and regulatory requirements.
  • Identify, assess and manage project risks; develop and implement corrective action plans for schedule or cost variances.
  • Prepare regular project reports, meeting minutes and documentation for executive leadership and stakeholders.
  • Mentor and coordinate project engineers, superintendents and administrative staff to support project delivery and professional development.

Qualifications

  • Bachelors degree in Construction Management, Civil Engineering, Architecture or related field, or equivalent experience.
  • Minimum 5 years of progressive commercial construction experience with a record of successfully managing commercial projects as a Construction Project Manager.
  • Demonstrated expertise in project scheduling and schedule management using MS Project, Primavera P6 or similar tools.
  • Strong financial acumen with experience in estimating, budgeting, cost control and change order management.
  • Excellent leadership, communication and client-facing skills with the ability to build and maintain strong subcontractor relationships.
  • Proven knowledge of construction means and methods, reading plans and specifications, building codes and permitting processes.
  • Familiarity with safety regulations (OSHA) and implementing site safety programs.
  • Proficiency with construction management software (Procore, Prolog, or similar) and MS Office.
  • Project Management Professional (PMP) or CCM certification is a plus.
  • Willingness to travel between job sites and a valid drivers license.
