Construction Project Superintendent

Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. With over 16,000 units across 13 states under management and more than 600 employees, Paths manages a suite of capabilities spanning the entire property life cycle, including: development, construction, property management, maintenance, and security.

Summary: The Construction Project Superintendent will play a critical role in the successful execution of construction projects by managing on-site activities, directing project logistics, and ensuring adherence to timelines, safety standards, and quality standards. This individual will work closely with Project Managers and subcontractors to maintain efficient field operations, enforce jobsite safety, and provide consistent communication. This role is particularly focused on the renovation of occupied multifamily apartment communities, requiring sensitivity to residents and careful coordination in occupied settings.

Essential Function/Responsibilities: duties include but are not limited to the following:

  • Oversee and direct day-to-day on-site construction activities to ensure projects are completed on schedule, within scope, and to quality standards.
  • Support Project Managers in coordinating project logistics and maintaining adherence to project schedules, including developing and updating look-ahead schedules.
  • Monitor and oversee the performance of construction subcontractors to ensure work is completed according to contract specifications and quality standards and coordinate the sequencing of trades.
  • Enforce jobsite safety programs and ensure full compliance with OSHA and all applicable safety regulations; conduct safety orientations and address hazards promptly.
  • Perform quality-control inspections, manage punch lists, and ensure deficiencies are corrected before work is accepted.
  • Coordinate material deliveries, equipment, and overall site logistics to keep work flowing efficiently.
  • Schedule and coordinate required inspections with local jurisdictions and authorities having jurisdiction (AHJs), and manage sign-offs.
  • Manage tenant communication and coordination in occupied units ? scheduling unit access, minimizing disruption, and maintaining a respectful, professional presence with residents.
  • Maintain jobsite cleanliness, security, and code compliance at all times.
  • Lead on-site field meetings for project updates, safety protocols, and scheduling adjustments.
  • Generate daily field reports, including workforce sign-in sheets and progress summaries, and communicate findings to the Project Manager.

Qualifications

  • Previous experience as a Superintendent or in a related construction supervisory role preferred.
  • Strong organizational and time management skills.
  • Ability to read and interpret construction plans and specifications.
  • Excellent communication and interpersonal skills.
  • Proficient in basic computer applications, including Microsoft Office Suite.

Requirements:

  • Minimum of 5 years of construction experience, preferably with a strong background in the renovation of occupied multifamily apartments. The ideal candidate understands the sensitivity, logistics, and communication needed to manage projects in residential settings where tenants are present.
  • Proficient in reading and interpreting blueprints, drawings, and project specifications, with the ability to translate these into actionable work plans and field direction.
  • OSHA 10-Hour Certification is required to ensure compliance with job site safety protocols.
  • Strong computer skills, including proficiency in Microsoft Word, Excel, and Outlook, are essential for daily reporting, scheduling, and project documentation.
  • Valid driver?s license and reliable transportation; ability to travel between project sites as needed.
  • RRP (Renovation, Repair and Painting) and Asbestos Awareness Certification are highly desirable and will be considered a strong plus, especially for candidates working on projects involving hazardous materials or lead-based paint.

Physical Requirements & Work Environment:

  • Work is performed on active construction sites and may involve exposure to varying weather conditions, noise, dust, and other typical jobsite conditions.
  • Must be able to frequently stand, walk, climb ladders and stairs, bend, kneel, and move throughout multi-story buildings and units.
  • Must be able to lift and carry up to 50 pounds occasionally.
  • Required to wear appropriate personal protective equipment (PPE) and follow all site safety requirements.
