About Us

We are a growing commercial general contractor specializing in high-quality commercial construction projects throughout the East US. Our portfolio includes retail, grocery, restaurant, office, industrial, and other commercial developments. We are seeking an experienced, highly organized, and results-driven Commercial Construction Project Manager to oversee projects from preconstruction through final closeout.

Position Summary

The Project Manager is responsible for the overall planning, coordination, execution, and successful completion of commercial construction projects. This individual will serve as the primary point of contact for owners, architects, engineers, subcontractors, suppliers, and municipal agencies while ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards.

Primary Responsibilities

  • Manage commercial construction projects from contract award through final completion and warranty.
  • Develop and maintain detailed project schedules and actively manage project milestones.
  • Procure and negotiate contracts with qualified subcontractors and material suppliers.
  • Lead project buyout activities and procurement schedules.
  • Conduct regular jobsite visits to monitor project progress, quality, safety, and productivity.
  • Direct and support the Site Superintendent to ensure successful field operations.
  • Coordinate and manage all subcontractors throughout the project lifecycle.
  • Lead Owner-Architect-Contractor (OAC) meetings and prepare meeting minutes.
  • Maintain strong relationships with owners, architects, engineers, consultants, inspectors, and municipal officials.
  • Coordinate permitting, inspections, and close collaboration with local building departments.
  • Review construction documents for completeness, constructability, and potential conflicts.
  • Manage Requests for Information (RFIs), submittals, shop drawings, change orders, and project documentation.
  • Prepare and negotiate owner and subcontractor change orders.
  • Monitor project budgets, cost reports, forecasts, and financial performance.
  • Identify project risks early and implement proactive solutions.
  • Ensure compliance with company quality standards and safety requirements.
  • Coordinate project closeout, punch list completion, as-built documents, warranties, and final turnover.

Qualifications

  • Minimum 7+ years of commercial construction project management experience.
  • Experience managing projects from preconstruction through final completion.
  • Proven experience with:
    • Retail construction
    • Grocery stores
    • Restaurants
    • Office buildings
    • Commercial renovations
    • Ground-up commercial construction
  • Strong understanding of commercial construction means and methods.
  • Experience procuring subcontractors and negotiating contracts.
  • Strong scheduling experience using Microsoft Project, Primavera P6, or similar scheduling software.
  • Ability to read and interpret architectural, structural, civil, and MEP drawings.
  • Strong knowledge of permitting, inspections, and municipal building department processes.
  • Excellent communication and leadership skills.
  • Strong organizational skills with exceptional attention to detail.
  • Ability to manage multiple projects simultaneously.
  • Valid driver’s license and willingness to travel to project sites as required.

Preferred Qualifications

  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Experience with Procore or comparable construction management software.
  • Experience with Microsoft Office Suite, Bluebeam, and construction scheduling software.
  • OSHA 30 Certification.
  • LEED or other industry certifications are a plus.
