Job description

Delivering on both is the core mission of the Property Manager, who is accountable for the operational performance of assigned commercial and residential properties - maintaining the interior and exterior appearance and condition of each property, and keeping systems and services operating reliably and cost-effectively, consistent with lease obligations, approved expense budgets, and Iskalo standards.As the primary point of contact for tenant customers, the Property Manager is, in many respects, the face of Iskalo to the businesses and residents we serve. That relationship - and the follow-through behind it - is a significant driver of long-term tenant satisfaction and retention. Success in the role also requires the ability to work effectively with internal teams that provide valuable assistance in support of day-to-day operations, preventive maintenance, and capital needs.Key Responsibilities:Tenant Relations & Lease Administration Serve as the primary point of contact for tenants regarding property-related needs, questions, and concerns Develop strong tenant relationships and proactively address service issues to support tenant satisfaction and retention Administer lease requirements and monitor tenant and landlord obligations Coordinate tenant move-ins, move-outs, and related property requirements Ensure tenant compliance with lease terms, property rules, and company standardsProperty Operations Oversee day-to-day operations of assigned commercial properties Conduct regular property inspections and identify operational, maintenance, and tenant-related needs Coordinate with the Facilities Manager and maintenance team regarding building issues, repairs, and service requests Monitor vendor performance and contracted property services Review and approve vendor invoices for accuracy and completion of work Coordinate response to property issues and after-hours emergencies as neededFinancial Management & Budgeting Prepare and manage annual operating and capital budgets for assigned properties Monitor property expenses and financial performance against budget Review invoices, contracts, and property expenditures for accuracy and appropriate allocation Support preparation and review of common area maintenance (CAM) and other tenant expense reconciliations Identify opportunities to improve property performance and control operating costsVendor & Project Coordination Coordinate with vendors and internal teams to ensure property services meet established standards Partner with the Facilities Manager on maintenance initiatives, building improvements, and capital projects Communicate project impacts, schedules, and access requirements to tenants as appropriate Track property-related projects and follow through to ensure timely completionSystems, Reporting & Administration Maintain accurate tenant, lease, vendor, inspection, and property records Utilize systems such as Corrigo and Procore to manage work orders, projects, and reporting Prepare property reports and provide updates regarding tenant, operational, and financial matters Leverage data and reporting tools to improve operational visibility and decision-makingQualifications: 5+ years of experience in commercial property management, real estate, or a related field Experience managing tenant relationships, budgets, vendors, and commercial property operations Working knowledge of commercial leases and property management practices Effective written and verbal communication skillsCore Competencies: Property Management: Ability to manage tenant, financial, and operational priorities across assigned properties Problem Solving: Ability to assess situations, identify solutions, and execute efficiently Communication & Relationship Management: Effectively collaborate with tenants, vendors, and internal teams Organization & Execution: Strong attention to detail with the ability to manage multiple priorities Judgment & Decision-Making: Makes timely, informed decisions and takes ownership of outcomesTechnical Skills: Working knowledge of commercial leases, property operations, and landlord/tenant responsibilities Working knowledge of commercial building and site maintenance practices Prior experience utilizing property management platforms (e.g., Corrigo, Procore) preferred Working knowledge of Microsoft Office, particularly ExcelPhysical & Work Environment Requirements: Valid driver's license; regular travel between properties required Ability to work both in office and in the field across multiple sites
