Description

The Director Development leads the planning, financing, execution, and delivery of affordable housing, mixed-use, senior living, and community development projects. This position oversees multiple development projects throughout the full development lifecycle, provides leadership to development staff, manages complex financing and regulatory requirements, and serves as a strategic partner to executive leadership. The Development Director collaborates with internal departments, development partners, consultants, lenders, investors, governmental agencies, and community stakeholders to successfully deliver projects that support HumanGood's mission, growth strategy, and long-term portfolio objectives.

Primary responsibilities:

  • Directs multiple affordable housing, senior living, mixed-use, community development, acquisition, rehabilitation, and redevelopment projects from concept through stabilization and transition to operations.
  • Develops project strategies, feasibility analyses, development budgets, financial models, schedules, financing plans, and risk mitigation strategies.
  • Collaborates with executive leadership to identify development opportunities, establish portfolio priorities, and supports long-term strategic planning.
  • Leads due diligence activities including market analysis, site evaluation, environmental review, entitlement, permitting, zoning, and regulatory approvals.
  • Structures and coordinates project financing utilizing public and private funding sources including LIHTC, HUD programs, tax-exempt bonds, grants, HOME, CDBG, conventional financing, permanent financing, and other available funding programs.
  • Directs preparation and review of financing applications, tax credit applications, funding submissions, financial analyses, development agreements, and related project documentation.
  • Manages project budgets, contingency planning, financial forecasts, draw requests, funding compliance, and overall project financial performance.
  • Participates in the selection and engagement of architects, engineers, contractors, consultants, attorneys, and other professional service providers in accordance with organizational policies. Directs and manages assigned project teams and professional service providers throughout the development process..
  • Monitors project schedules, budgets, construction progress, quality, regulatory compliance, and contract performance while proactively identifying and resolving project risks.
  • Serves as the primary organizational representative with lenders, investors, governmental agencies, community organizations, development partners, and other external stakeholders.
  • Provides technical expertise regarding affordable housing development, finance, construction, regulatory compliance, and project management.
  • Supervises, coaches, mentors, and develops Housing Developers, Development Associates, and other assigned staff, including workload planning, performance management, professional development, and succession planning.
  • Fosters collaboration across Development, Finance, Asset Management, Operations, Legal, Healthcare Services, and other HumanGood departments to ensure successful project execution and operational transition.
  • Prepares executive-level reports, presentations, project updates, financial summaries, and recommendations for senior leadership, boards, financing partners, and governing agencies.
  • Participates in departmental strategic planning, policy development, organizational initiatives, process improvement, and continuous improvement efforts.
  • Represents HumanGood with professional organizations, industry associations, governmental agencies, and community partners.
  • Supports HumanGood's mission, values, diversity, equity, inclusion, and ethical business practices.

Decision Authority & Scope

  • Leads multiple concurrent development projects with significant financial, operational, and strategic impact.
  • Exercises independent judgment regarding project planning, financing, scheduling, budgeting, negotiations, and risk management, while participating in consultant selection and vendor recommendations in accordance with organizational policies and approval processes.
  • Supervises assigned development staff and is responsible for coaching, performance management, and employee development.
  • Recommends development opportunities, project strategies, staffing, consultant selection, financing structures, and organizational improvements.
  • Negotiates contracts, development agreements, consultant services, and project-related matters within delegated authority.
  • Influences organizational development strategy through collaboration with executive leadership.

To be successful in this role, you would have:

  • Bachelor's degree in Business Administration, Finance, Real Estate, Urban Planning, Public Administration, Architecture, Engineering, Construction Management, or a related field.
  • Equivalent combination of education and directly related experience may be considered.
  • 7 years of progressively responsible experience in affordable housing, commercial real estate development, community development, or related field.
  • 3 years of leadership, project management, or supervisory experience.
  • Demonstrated experience managing complex development projects through the full development lifecycle.
  • Experience utilizing affordable housing financing programs including LIHTC, HUD, public financing, conventional financing, construction financing, and permanent financing.
  • Experience managing consultant teams, construction professionals, governmental agencies, and external business partners.
  • Thorough knowledge of affordable housing development, real estate finance, construction management, and project delivery.
  • Working knowledge of HUD regulations, LIHTC requirements, fair housing, and applicable federal, state, and local housing regulations.
  • Strong financial modeling, budgeting, forecasting, and project analysis skills.
  • Ability to analyze complex financial and operational information and make sound business recommendations.
  • Strong project management, organizational, negotiation, and problem-solving skills.
  • Excellent leadership, coaching, interpersonal, presentation, and communication skills.
  • Ability to effectively influence and build relationships across all organizational levels and with external stakeholders.
  • Proficiency with Microsoft Office Suite, particularly Excel, Word, PowerPoint, and Outlook, along with project management and financial analysis software.
  • Valid driver's license with an acceptable driving record.

Preferred Qualifications

  • Master's degree in Business Administration (MBA), Real Estate Development, Urban Planning, Finance, Public Administration, or related discipline.
  • Professional certification such as PMP, CCIM, CPM, or other real estate or project management credential.
  • Experience with nonprofit, senior living, healthcare, or mission-driven development organizations.
  • Experience managing acquisitions, mixed-use developments, adaptive reuse, or public-private partnerships.
  • Experience overseeing third-party development consulting engagements.
  • Experience supervising multidisciplinary development teams.

Working Conditions & Physical Requirements

  • Primarily works in a professional office or hybrid work environment.
  • Frequent use of computers and standard office equipment.
  • Frequent communication through in-person meetings, telephone, and video conferencing.
  • Regular travel to development sites, construction sites, HumanGood communities, governmental agencies, and business meetings.
  • Ability to walk active construction sites, including uneven terrain, stairs, and unfinished buildings while following required safety protocols.
  • Ability to occasionally lift and carry up to 20 pounds.
  • Up to 30% travel (car, plane, overnight).
